All Handouts referred to in these comments can be accessed at our website: www.ci.edmonds.wa.usunder City Government / Development Services Department / Engineering Division then scroll down to Handouts: 1)Please show utilities on the site plan (water service line, side sewer and stormwater). 2)When reviewing previously submitted site plans for theadditionsthat were proposed at the time,I notice some discrepanciesin impervious surfaces. As well as with the use of satellite image I can see that there areimpervious surfaces in the backyard not accounted for. Please label and show all impervious surfaces on the plans for the front entry addition, front walkway, back patio, gravel areas,gravel along the street, widenedasphalt driveway(please distinguish between concrete and asphalt for the drivewayon the plans)as well as any otherimpervious surfacesand sqft. as well as provide the date of construction. Impervious surfaces are any hard surface that prevents or retards the entry of water into the ground as it would occur in natural conditions.Please revise the impervious surface calculations on the site plan accordingly. 3)Please fill out and attach the table from the Site Classification Worksheet within handout E72,totaling all existing impervious surfaces and proposed. 4)Please note thatall new impervious surfacesaddedsince 1977, exceeding2000sqft, will require astorm watermanagement system.City records indicate a detention system was installed in 2001 for the mitigation of 3062 sqft of storm water from the garage, breezeway, covered storage, driveway and mud room. If additional mitigation is needed please show the storm water system. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.Please contact me at 425-771-0220 if you have specific questions regarding these plan corrections.
