All Handouts referred to in these comments can be accessed at our website: www.edmondswa.gov/under City Government / Development Services Department / Engineering Division then scroll down to Handouts: 1)Please addnotesin accordance with the geotechnicalreportprovided by The Galli Group, for each of the below listeditems. Temporary Erosion Control and Steep Slope Protection a)Maintain the street free of sediment during excavationand hauling and when mobilizing equipment to and from the site. Mud and silt tracked from the site should be removed or cleaned by the contractor daily or more often if needed. b)Erect a silt fence along the west side of the disturbed area to prevent migration of soil and sediment off of the project site or into the buffer. A highly visible construction fence should be erectedalong the border of the proposed undisturbed area to prevent compactionof the soil in that area and to preserve trees and other vegetation. c)Disturbed soils on the site shouldbe protected with mulch once the excavationand backfill are completed. Erosion control mats or mulching may be used until vegetation is established. d)Excavated soils must not be deposited on the slopeor withinthe buffer. e)Stockpiles must not remain uncovered for more than 2 days during the wet season. Drainage and Permanent Erosion Control a)Maintain a mulched surface on the steep slope portion above the rockeryand within the 10-foot bufferto helpattenuate the surface runoff and prevent erosion. b)It is recommended to plant the 10-foot buffer with low-lying groundcoveror shrubs,in orderto knit the soil together and avoid formation of rivulets. 2)Please add anote:Filter socks will be added as needed per Edmonds Standard Detail E1.3. Does existing runoffconnect to city storm? Is there a detention system?Doesthe water runoff flow tosplashblocks? a)If it is not known where the storm water discharges, it isrecommended per geotechnical report to scope the downspouts with a video camera to determine the discharge location. 4)Please show and label top of steep slopeand25’ Critical Areasbuffer. 5)Please labelproperty line on the site plan. 6)Please provide an impervious surfacechart from the Site Classification Worksheet on your plans. See Handout E72pg.5 7)Please note that ifimpervious surfaces constructed after 1977 exceed 2000sqft, a stormwater management system will be required. Please show the stormwater system if required. See Handout E72. 8)Please label and show on the site plansquare footage andyear of construction for allexistingimpervious surfaces (gravel areas, walkways, roof line of existing structures, etc.) or label as ‘Proposed’or ‘To be Removed’.Please includethe following and any other impervious surfaces not accounted for. a)Gravel walkway at the front of the property. b)Impervious surfaces in the back yard, back patio? 9)The geotechnical report comments on isolated paving stones or gravel instead of concrete for pathways above the steep slopearea. Is there an intendedwalkway? If so please show proposed walkway on site planandupdateimpervious surfaces calculations. Please resubmit 3 copies of the revised plansand associated documents with a written response to each item to a Permit Coordinator.
