Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to a permit coordinator. City of Edmonds handouts,standard detailsand development codecan be referenced on the City website. Comments 1 –May 27, 2014 Comments 2 –August 6, 2014 8/6/2014 –The plans indicate both stamped concrete and pavers. The response comments state the 1) paved area has been clarified as “stamped concrete”. Please confirm that the proposed surface will be entirely of stamped concrete or provide details for the constructionof the pavers. Will they be pervious or impervious? 5/27/2014comment-Please clarify location of stamped concrete area vs. pavers. Are either surfaces intended to be a permeable surface? If so, please provide details for construction. 8/6/2014 - 2) The impervious surface area chart provided indicates 600sf new impervious surface area will be created with the project. While that may be an accurate calculation for this specific arch/entry way, it doesnot account for any of the existing impervious surface areas on the site. As provided on the plans with building permit #bld20130149, the existing site has 166,519sf of existing (non-regulated) impervious surface area. The project proposed under that permit created 6,282sfof new impervious surface area. That area was mitigated through low impact development techniques. When calculating impervious surface areas, the site is looked at on the whole, not by individual projects. As the previous project under bld20130149 already moved the site into a threshold of requiring stormwater management (it exceeded 2000sf), any additional impervious surface areas created will also need to be mitigated. Low impact development options may be available, but site soils and the tidal influx would need to be considered with any design. Thelocation of thesewer 4) was not shown. It is requested that utilities be shown to ensure the proposal does not create conflicts with the existing systems serving the property.
