W Dear Mr. Willey: I have reviewed the above building permit applicationfor the PlanningDivision,and it was found that the following information, corrections, or clarifications will need to be addressedbefore review can continue: Site Plan: 1.Please make the following corrections to your site plan: a.Indicate the bay window within the footprint of the proposed addition on the site plan. b.Indicate that the proposed patio is covered. c.Based on aerial photographs, it appears there maybe additional structures, possibly sheds, located on the property. Please ensure that all existing and proposed structures are indicated on the site plan. Height Calculations: 2.Please respond to the following comments regarding the height calculations: a.The location and elevation of a benchmark is indicated on the site plan; however, a description of what the benchmark is was not included. The datum point utilized for the height calculations must be a permanent point that will not move during construction, such as the top of a fire hydrant, water meter lid, catch basin, etc.Please include a description of the datum point on the site plan. b.There appears to be an error in the calculation of the average original grade for the height calculations. Based on the elevations provided for Points A through D of the height rectangle, the average grade would be 100.43 feet, which would cause the maximum allowed height to be 125.43 feet. Please verify the height calculations and correct any discrepancies. c.Indicate the elevation of the proposed height on the site plan. d.Indicate the elevations of the average original grade, maximum allowed height, and proposed height on the building elevation views. e.Refer to Handout # B41 (enclosed) for additional information onheight calculations. Lot Coverage: 3.Thank you for providing lot coverage information on the site plan. It appears, however, that the impervious surface calculations were mixed with the lot coverage calculations, but these two calculations must be provided separately.Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting membersexcluding a maximum of 30” of eaves. The maximum allowed lot coverage for the RS-12zone is 35 percent of the net lot area. The lot coverage calculations must include the footprint of the residence excluding no more than 30”of eavesand including all bay windows and bumpouts, in addition to the footprints of any other existing structures on the site such as garages, sheds, gazebos, etc. Thus, the driveway and walkway would not be included in the lot coverage calculations, but the other existing structures on the site discussed above would need to be included. Please revise the lot coverage calculations accordingly in order to ensure that the calculations are Page 1of 2 consistent with the definition above.The proposed lot coverage must be stated in square feet and calculated as a percentage of the correctedlot area. It should be noted that although the drivewayand walkway are not included in the lot coverage calculations, impervious surface calculations (which would include the driveway and walkway) must be provided separately from the lot coverage calculations. Impervious surface calculations must include the footprint of all structures on the site including eaves, driveways, walkways, etc. Please discuss any questions regarding the impervious surface calculations with the Engineering Division. Please submit three copies of your revised site plan (including one reduced copy) and two copies of any revised building plan sheets to a Development Services Permit Coordinator.
