I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before the Planning Division review can continue. 1.Setbacks: The minimum side setback in the RS-6 zone is 5 feet. However, uncovered at-grade patios (walkways) may project up to 1/3 into the required setback per ECDC 16.20.040.C. So, your north and south walkways may be as close as 3.34 feet to the side property lines. They appear to be shown closer than that. Please revise the site plan and label your setbacks to show that this requirement can be met. 2.Lot Coverage: Pleaseconfirm the structural lot coverage figures for your property. No labels were provided on the site plan, but based on my calculations, here’s what I’ve come up with: Garage footprint: 483 square feetArborfootprint: 80square feet House footprint: 1518 square feetDeckfootprint: 256 square feet Are there any other structures, such as tool sheds or covered patios that need to be accounted for? Are the above numbers accurate? Please include all structural lot coverage figures on your site plan. The code (ECDC 21.15.110) definition may be helpful: “Coverage means the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area.”I just need to make sure that the site will not exceed the maximum 35% lot coverage allowed in all single family zones. If your lot is 7500 square feet, then the maximum coverage is 2625 square feet (35%). : Please submit a written response to the above, along with any revised plans to your Permit CoordinatorLinda Thornquist.
