Please fill out and submit with a traffic control plan. 4)A Side Sewer Permit will need to be obtained for replacement ofthe side sewer. Attached is a side sewer application & for your reference the Side Sewer Information handout, E71. 5)Please call outon the Drainage & Utility plansthe materialfor the side sewer. Please provide on the Drainage &Utility plans the Sewer Cleanout Details, E6.2.and Side Sewer Relocation/Repair detail E6.3. 6)Per the Drainage Report, AppendixA-Critical Areas Report & Proposed Mitigation Planandmore specificallypage 6,the Proposed CompensatoryMitigation Efforts,it is proposedto remove the existing invasive non-native vegetation within the remaining stream buffer of 37.5’. Please elaborate on the note “Limitsof Clearing”, providing a description of the type of work to be performed beyond the siltfence within the stream buffer.Per the Planning Divisions requirement, any work performed within the stream buffer shall be done with hand tools. 7)Per Jerry Shuster, City of Edmonds Storm Water Engineer, please provide elevations for the “Seasonal High Ground Water” table within the infiltration gallery section details. This is to ensure that the contractor will know the limits of the bottom of the galleries and the required separation (1’ minimum). 8)For information,this site does fall under a Small Site project Category 2, due to the total “new impervious surface area”of 5000 sf, see Handout E72, Figure E for the definition of “new impervious surfaces” & DATE FAXED/E-MAILED3/2/2015PAGE __1__ OF __1_ Figure Bfor Project Classification.Per Jerry Shuster, sizing factor for both Category 1 & Category 2 Site Projects are the same, it will not impact the sizing. The submitted Drainage Report Small Site Project Category has been redlined to reflecta Category 2 site. 9)Please call out materialfor the storm tightline. 10)If footing drains are required,please show them on the Drainage Plan,as well as where the footings will drain. 11)Please provide elevations for the below listed. a.Sewer invert elevations and slope. b.Rim and invert elevations for yard drains and cleanouts. 12)Pollutiongenerating impervious surfaces (PGIS)isthose impervious surfaces considered to be a significant source of pollutants in stormwater runoff. For a single family home this most applies to vehicular driving surfaces, i.e. driveways. Please correct the “Impervious Area Summary Table” to limit the PGIS to just the driveway surface area (currently listed as 2000 sf of PGIS),add the difference to the new NPGIS oryou can eliminate the table from the site plan. The city provided Impervious Surface Table is correct, displaying a total new impervious surface area of 5,804 sf. 13)Per Edmonds Community Development Code18.80.060C, the driveway approach must be constructed with asphalt up to the property line. Please show this on the site plans. 14)The driveway approach width for a two car garage shall not exceed 24’, see Standard Detail E-2.26. Regarding the proposed walkway/driveway, it would be ok to have a concrete walkway from the property lineto the house entrance separating the driveway and walkway in order to meet the city driveway approach standard, as well as to minimize impervious surfaces. Another option to meeting city standards would be to widen thedriveway outside of the right of way starting at the property line.
