N Dear Mr. Barnes: I have reviewed your resubmittal dated May 8, 2015 for the above building permit applicationfor the Planning Division,and it was found that the following information, corrections, or clarifications will need to be addressedbefore review can continue: th Height Calculations: 1.As requested in my April 16comment letter, please indicate the elevation of the proposed height on both the site plan and the building elevations. th Lot Coverage: 2.As stated in my April 16comment letter, lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting membersexcluding a maximum of 30” of eaves. The maximum allowed lot coverage for the RS-6zone is 35 percent of the net lot area. It appears that not all required portions of the proposed structure were included in the lot coverage calculations. The proposed lot coverage must include the footprint of the entire residence, all upper floor decks, the proposed exterior stairwell, all eaves inexcess of 30 inches, etc. Although you reduced the eaves on portions of the residence to no longer exceed 30 inches, it appears that the proposed structurewill need to be further reduced in size in order to comply with the maximum allowed lot coverage. Your calculations indicate a first floor area of 1,415 sq. ft., garage of 488 sq. ft., and covered porches of 200 sq. ft. This yields a total of 2,103 sq. ft. as stated within your lot coverage calculations. However, the exterior stairwell is not included in these calculations and needs to be since it is considered a structure. Additionally, there is a small section of eaves adjacent to the southern side of the large deck that exceeds 30 inches and would need to be included in the lot coverage calculations. Adding in these portions of the structure yields a lot coverage of closer to 2,200 square feet, which exceeds the 35% maximum lot coverage. Therefore, please revise the plans as necessary in order to reduce the size of the proposed structure and provide a detailed breakdown of the lot coverage calculations in order for staff to confirm compliance with the maximum allowed lot coverage for the site. Please submita cover letter statinghow each of the above items have been addressed as wellasthree copies of your revised site plan (includingone reduced copy) and two copies of any revised building plan sheets to a Development Services Permit Coordinator.
