All Handouts referred to in these comments can be accessed at our website: www.edmondswa.govunder City Government / Development Services Department / Engineering Division then scroll down to Handouts: ***The building permitfor the single family residencecannot be issued until the proposed impervious area is consistent with the allowable impervious area as shown on the recorded short plat document.*** GENERAL 1)Revise the plans to be consistent with the asbuilt drawingsfor the short plat. EROSION CONTROL 1)Show all trees on the plans. 2)Show tree protection at the drip line of the trees. STORM 1)Impervioussurface calculations –Lot 3 is allotted 4924sqft, which includes the access road. Please break out the impervious surfaces such that the calculations showthe square footage of theaccess road and the impervious areas that are going to the detention system and the square footage of theimpervious area going tothe infiltration system. 2)Provide documentation from the Engineer or Geotechnical Engineer that states thatthe overflow from thetrench will not cause flooding or erosion problems for the downstream properties. 3)Clearly show which portions of the house(roof line)will discharge to the detention system and which will discharge to the infiltration system. I understand that it is shown on the plans, but I would like it clearly labeled so there is no confusion when inspected. Please show where the pipe will connect, if existing and not to be used, show the line cut and capped, or remove if added in error. 6)Show the invert elevations for the storm stub. 7)Show the invert elevations at the house so that pipe slope and coveragecan be verified.The pipe must have a minimum of 2’ofcover under a driving surface. WATER 1)It appears that a fire sprinkler system is required for this property. a.Please add a note that a 1” meter istobeinstalledor has been installed. b.Pleaseshowa 1-1/2” line to be installedor note that it has been installed(as required for a combination fire and domestic service line).From my understanding there are times when the fire sprinkler designer may design a system that allows for a 1”line. Each system will be reviewed for approval from the Fire District. If approved engineering would be OK with a 1” service. c.Please label the pipe material andnotetracer wireto be installed on the water service line.
