GRADING & TESC PLAN (2 OF 3) 1)Add a note that the filter socks will be added to catch basins downstream from the site per Edmonds Standard Detail E1.3 as needed. 2)Show all trees, both onsite and adjacent to the site, that are to remain. Please show protection fencing at the drip line of the trees. 3)Show how the infiltration systemswill be protected from compaction(i.e.protection fencing). a.The stockpile is shownwest of the home, but near the proposed infiltration trench. Please show the stockpile will be prevented from being placed on top of the proposed infiltration system. b.Show the infiltration trench beyond the limits oftheconstruction entrance. The locationof the infiltration trench Bon this plan sheet differs than the other plan sheets. Please revisesuch that the plans are consistent. Please revise accordingly. WATER 1)Since a fire sprinkler system is not required, pleasenote that ¾”meter is the minimum requiredmeter sizewith a minimum of 1”water service line. If a 1”meter is installed, then1”connection fee charges will be assessed. a.Please state the desired meter size. b.Revise thesize of the water service line as needed. c.Please label the pipe material andnotetracer wireto be installed on the water service line. 2)Thenew water service line cannot be connected to the end of the main as shown. th a.Please show the water meterto be installed at the property lineof 220St SW. b.Revise ‘Installation note’#10accordingly. 3)Add a note to the plans that all final restoration resulting from the installation of the water service line is to be completed by the contractor (not the City of Edmonds). SEWER 1)Adda note to the plans that the sewer connection at the main will need to be a romac inserta tee installed by the contractor (not the City of Edmonds). 2)‘Installation notes’#9, states that 4”pvc side sewer will be installed; however the side sewer must be 6” from themain to the property line oredge ofeasement, then the side sewer can be reduced to 4”.Please revise theplans accordingly. 2)Show a 6” cleanout at the property lineor edge of easement; such that the cleanout is located within the City’s right of way or easement. Please add a note that the 6” cleanout at the property line or edge of easement will have a 12” cast iron lamphole cover with ½” hexbolts. 3)Please add a note that if the slope of the pipe exceeds 20% the pipe will need to be anchored. Please respond to the following comments. Once the items havebeenaddressed we will continue the stormwater review. Additional comments may follow.*** 1)The infiltration rates provided cannot not be accepted by the City due to lack of information. Please providethe required information as outlined in Handout #E72D. Since we cannot accept the infiltration rates, we are unable to complete thereview of the proposed stormwater facility. 2)As stated in Handout #E72Ban overflow path must be specified. Please show overflow paths for both trenches. a.The proposed stormwater system shows the overflow from Trench A dischargingto Trench B. However, both trenches weredesigned based on the City’s handout which only accounts for surface water runoff. Please provide engineering calculations to showhow theproposed system isdesignedto account for the impervious surface runoff and the overflow water from Trench A. b.There is no overflow path shown for Trench B. 3)Provide a cross section detail of both trenchesincluding elevations. 4)Per the inverts provided, it states that the outlet pipe of CB #1 will only have a 0.5’of cover; however, the requirement is a minimum of 1’of cover in landscape areas and 2’of cover under drivableareas. Please revise the plans accordingly. 5)The pipe form CB #2to the trenchhas less than 2’of cover. Revise such that there is the minimum 2’of cover or note that ductile iron is to be used. 6)Please showwhere the drainage from the retaining walls will dischargeto if drainage shall be installed. 7)‘Installation Notes’#8 states the following ‘Install footing drains with in daylight outlet installed west of house’. Please explain what this means. Please note that stormwater cannot be daylighted. 8)‘Installation Notes’#13 statesthat therewill be an asphaltrow to direct flows. Is ‘row’supposed to be berm?If not, please explain what ‘row’means. Otherwise, pleaserevise the notes accordingly. Minimum of 3’ horizontal separation between the dry utilities and water, sewer, storm. a.It appears that the power is shown on the plans; however it could also be interpreted as topographic line. Please revise so that it is clear that this is the proposedpower location. b.Power is the only dry utility shown. Please show allthe dry utilities.
