During review of the above noted application, it was found that the following information,
corrections,or clarifications are needed. Reviews by other divisions, such as Planning, Building, or
Fire may result in additional comments. Please redline plans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to a permit coordinator.

City of Edmonds handouts, standard details and development code can be referenced on the City
website.
Please provide impervious surface calculations on the plans, in the table format provided below.
1)
City of Edmonds stormwater codes came into effect in 1977. The existinghomewas built in 1989
and a storm detention system was installed at that time, sized tomitigate 3800sf of impervious
surface area. The proposed driveway improvements appear to expand the impervious surface area
beyond the 1989 approved conditions. Providing information in the chart below will help
determine if additional stormwater mitigation will be required or if the existing system will be able
to handle the runoff.Patios, walkways, driveways, rooftops, etc. are all considered impervious
surface areas.

2)According to the 1989 approved plans, the existing detention system runs along thenorth
property line in theeasement road. The surface water runoff from the driveway was shown to
slope to a catch basin near the NW corner of the property:
Revise plans to show the existing detention systemand the surface flows that will be directed to
the existing detention system.
3)According to the current plan submittal, a portion of the new driveway slopes towards the east
property line. The stormwater runoff on this siteshall be mitigated by a stormwater
managementsystem and cannot be directed to a side yard or off-site. Please revise accordingly.
4)Clearly identify 15-foot utility easement alongthe north property line.
5)Show location of existing utilities on the site, including water, sewer and storm. I have included
with these plan comments a sewer asbuilt as well as information on the stormwater management
system.
6)Anote on the plans indicates a riser will be added to the City sewer manhole near the NE
property corner. I will confirm with the City’s sewer division, but I would assume this
responsibilityfalls to the owner given the additional fill added to thesite. Please clarifynote on
plans.
