May 31, 2016 –Thank you for researching this further and making attempts to locate the
2)
existing detention system. In theory, if the existing detention system is still functioning
properly, then the additional 319sf of impervious surface area created by this project
would be allowed to flow to the existing detentionsystem and it would be determined that
the project meets stormwater mitigation requirements.Without knowing the status of the
existing system, however, there are a couple of issuesthat need to be addressed:
The new impervious surface area will not be considered as meeting stormwater
a.
management requirements unless the existing stormwater detention system is
confirmed to be functioning properly or a separate stormwater system is installed
to mitigate the new area (or any areas that would flow to this system).
Regardless of the current project, the existing stormwater detention system is not in
b.
permit compliance and the existing detention system will need to be made
operational again. This effort could take place under the current permit process or
through a storm compliance process following the subject building permit process.
Please confirm the approach that will be taken to address the stormwater compliance
issues related to this property. As noted above, this could be done in a phased process and
your response to these plan corrections should reflect your approach.
May 3, 2016 comment -According to the 1989 approved plans, the existing detention system
runs along the north property line in the easement road. The surface water runoff from the
driveway was shown to slope to a catch basin near the NW corner of the property:
Revise plans to show the existing detention system and the surface flows that will be directed to
the existing detention system.
