Subgrade beyond 5% slope does not meet city requirements and will be perceived as impervious. a.6/30/2016 comment -If the driveway cannot meet the minimum slope, storm water runoff will need to be collected from new impervious surfaces and directed to a new storm water management system or modified existing system. Show the system, surface slopes, storm conveyance pipesand catch basin (and their invert elevations). November 8, 2016 –A new stormwatermanagement system has been proposed. Due to the flow path for the outfall, a geotechnical engineer will need to provide us with a stormwater drainage plan. Once received the proposal will need tobe reviewed by the city’s stormwater engineer. b.N/A 8)ok November 8, 2016 –Consistent with Edmonds Community Development Code 18.80.060, 9) driveway slopes shall not exceed 14% slope. Please indicate this requirement on the plans. November 8, 2016–An asphalt berm or asphalt thickened edge will need to be placed along the 10) inner circle of the driveway in order to direct stormwater toward the stormwater management system. Please update the site plan showing the berm/thickened edge and revise the cross section. November 8, 2016 –Elevations at the beginning of the driveway(section running east/west near 11) existing paved road) appear to have slope such that stormwater will flow west or northwest. Please address the stormwater flows providing elevations on the site plan and section views that will show water flow to the stormwater managementsystem. November 8, 2016 –With a proposed detention line of 73’, the proposed does not meet the city’s 12) detention sizing of 74’ (impervious surface area of 3,500 sf). The system willbe received as having capability to retain 3,000 sf of impervious surfaces. November 8, 2016 –Per Edmonds Community Development Code 18.40.020,no rockery shall 13) support asurcharge. Rockeris are allowed along cut slopes with no surcharge. The rockery south of the proposed detention system will need to be a retaining wall designed by anengineer. Please provideasection cut as well as topand bottom elevations on the site plan. Please resubmit 3 copies of the revised plansand associated documents with a written response to each item to a Permit Coordinator.
