W DearMr. Lorentz: I have reviewed the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Site Plan: 1.Please make the following corrections to your site plan: a.It appears that the property dimensions are shownincorrectly on your site plan.The property’s legal description is stated on the Snohomish County Assessor’s website as: SEAVIEW FOREST TRACTS DIV 2 BLK 000 D-03-E 100FT OF LOT 10 LESS N 30FT THOF. Refer tothe enclosed copy of the Seaview Forest Tracts Division 2 plat for reference. Based on this plat and the above legal description, the lotwould be 100’ by 137.43’. Please make any necessary corrections toyour site plan in order to ensure that the lot is drawn accurately and to scale.If you believe that the dimensions you have shown are correct, provide documentation indicating these are the correct dimensions. b.After correcting the property dimensions as needed, update the lot area on the site plan. c.Indicate the dimensions of the proposed covered front entry as well as the proposed deck. d.Indicate the locations of the support posts for the roof covering the proposed deck. Setbacks: 2.Minimum required setbacks for the RS-10zone as applied to the subject site(a corner lot)are as follows: Street = 25’ (measured from the northern and eastern property lines) and Side = 10’(measured from the western and southern property lines). Please address the following comments related to setbacks: a.Correct the setbacks indicated on the site planand all applicable building plan sheets. b.After making the above requested corrections to the property dimensions, please ensure that the proposed addition will comply with the minimum required setbacks and indicate the shortest distances from the proposed addition to all property lines. c.A maximum of 30” of eaves may project into the minimum required setbacks. Ensure that the eaves of the proposed addition comply with this requirement and make any necessary corrections. d.Pursuant to ECDC 16.20.040.C: “Uncovered and unenclosed porches, steps, patios, and decks may project into a required setback not more than one-third of the required setback, or four feet, whichever is less; provided, that they are no more than 30 inches above ground level at any point.” Please indicate the shortest distances from all proposed patios to the property lines in order to confirm compliance with this requirement. Fences: 3.The plans indicatenew cedar fencesin various locations.Indicatethe heights of thefenceson the site plan, keeping in mind that the maximum allowed residential fence height is six feet over original grade. Height Calculations: 4.Respond to the following comments related to the height calculations: a.It appears that you are proposing to use the driveway as the datum point; however, the datum point must be a specific point that will not move during construction and can be easily located, such as a water meter, catch basinlid, top of fire hydrant, etc. Please label an appropriate datum point and provide its elevation in relation to Points A through D of the height rectangle. b.Point C is labeled on the site plan as being 399’-8”, but isstated as400’within the height calculations. The elevations of the four corners cannot be rounded upwhen conducting the height calculations. Please update the height calculations accordingly with the correct elevation of Point C. The revised average original grade and maximum allowed height will need to be indicated on the site plan as well as the building elevation views. Lot Coverage: 5.Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members excluding a maximum of 30” of eaves. The maximum allowed lot coverage within the RS-10zone is 35% of the net lot area. Please provide lot coverage calculations on the site plan.The lot coverage calculations must include the footprint of the existing residenceand garage(excluding up to 30” of eaves) as well as the proposed deck, proposed covered front entry, and any other existingor proposed structures on the site. Please submit twocopies of your revised site plan and two copies of any revised building plan sheets to a Development Services Permit Coordinator.
