Site Plan: Correct address. Height Calcs: GIS contours indicate a slight northeast-facing slope on site. Height calculations indicate the site is completely flat. Please verify this is accurate to avoid potential costly issues later in the process. Height Rectangle: Site plan either (1) does not indicate the height rectangle used to determine average height or (2) the height rectangle is drawn incorrectly. Please review the following code and label plans accordingly. 21.40.030 Height. A. Height means the average vertical distance from the average level of the undisturbed soil of the site covered by a structure to the highest point of the structure. B. “Average level” shall be determined by averaging elevations of the downward projections of the four corners of the smallest rectangle which will enclose all of the building, excluding a maximum of 30 inches of eaves. If a corner falls off the site, its elevation shall be the average elevation of the two points projected downward where the two sides of the rectangle cross the property line. “Actual” height listed on site plan is not consistent with elevations provided. Please correct. Building Orientation: Site plan inaccurately shows the building orientation on the property. The building is shown as parallel to side lot lines, but is actually skewed. Please correct and recalculate side setbacks. r Lot Coverage: Calculations do not appear to be accurate. Please review the following code and revise calculations accordingly. Please indicate if there are any covered decks and label on site plan. 21.15.110 Coverage. Coverage means the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area. Please Note: Additional comments from the Building Division and Engineering Division may require additional changes to the site plan and landscape plan beyond those discussed above. A revised site plan and landscape plan addressing the above cited issues should be completed once you have received comments from the other reviewing divisions. Please submit three copies of your revised site plan (including one reduced copy) and two copies of any revised building plan sheets to a Development Services Permit Coordinator.
