Reviews by other divisions, such as Planning, Building, or Fire may result in additional comments. City of Edmonds handouts, standard details and development code can be referenced on the City website. ***To assist in review times, please only submitted sheets that have been revised*** SHEET C.01(Cover Sheet) No Comment SHEET C.02 (Site Development Plans) GENERAL 1)Please removeany elements that will not be remaining after the development of the site (i.e. existing driveways, structures, etc.). WATER 1)It appears that a fire sprinkler systemis required for this property. The applicant will be required to pay for the new tap on the main and the new meter. This fee is $2970.00. a.Please add a note that a 1” meter is to be installed b.Please show a 1-1/2” line to be installed from the back of themeter to the house (as required for a combination fire and domestic service line). c.Please label the pipe material and note tracer wire to be installed on the water service line. 2)Show that there is a minimum of 3’ of horizontal separation between the waterand the dry utilities (i.e. power, phone, gas, cable, etc.). 3)Please keep in mind that there is a requirement that there is a minimum of 10’ of horizontal separation between the water and the sewer lines. 4)Please add a note to the plans that all final restoration shall be completed by the contractor not the City of Edmonds. SEWER 1)Please clearly show and label the City sewer easement(recording #2121632–6’)on the plans. 2)Show a cleanout at the edge of easementsuch that the cleanout is located within the easement. 3)Please add a note that a 12”cast iron lamphole cover with½”hexbolts to be added to the 6” cleanout at the edge of easement. 4)Please show theconnection at the main to be a romac inserta teeif the connection is cored in. If the sewer connection will be cut in, please show a wye to be installed. STORM 1)The‘Drainage Report’states that this project is a Category 2 Small Site; however, this project is actually considereda Large Site since it is part of the 15 lot plat. Please revise the ‘Drainage Report’accordingly. 2)Please clearly showand labeltheprivate storm easementon the plans. 3)Show whatportions of the roof will drain to which system. 4)Add the impervious surface calculations to this plan sheet. The calculation should also include the breakdown of which areas discharge to which system. Page 2of 5 5)Showwhere the footing drainsand retaining wall drainagewill discharge to. Please note that the footing drains/retaining wall drainmay discharge to the existing onsite stormwater management system. The footing drains may not discharge to thenew detentionsystem unless the system is designed for it. 6)Please add a note to the plans thatif therim to invert exceeds 5’in any catch basins, a type II manhole will be required. Edwards, PE 1)Sheet C.02, The 60 LF SD at 6.33% calcs to an IE at the 54” CB at 98.70, yet100.30 is shown. 2)Sheet C.04, same comment Minimum Requirement #9 –Operation and Maintenance 1)Provide an O&M manual for use by the present and future homeowners. 2)Include Detention Tanks and CBs, consider pages 4-34 through 4-37 of the 2005 DOE manual. DRY UTILITIES 1)Please show all the dry utilitieson the plans (i.e. gas, phone, cable, power, etc.). 2)Show that there is a minimum of 3’horizontal separation between thedry utilitiesand thewet utilities (water, sewer, storm). SHEET C.03(Standard Details) No Comment SHEET C.04(Standard Details) 1)See review comment by Robert Edwards above.
