Reviews by other divisions, such as Planning, Building, or Fire may result in additional comments. Please submit two (2) sets of revised plans/documents including a written response to each item below. nd Resubmittals can be made at the Development Services Department on the 2 floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon. City of Edmonds handouts, standard details, application and other forms, and development code may be referenced on the City website: www.edmondswa.gov under Services/Permits and Development. 1)Please complete and submit a Right of Way permit application. 2)Stormwater Covenant – Please submit a completed notarized document including exhibits shall be submitted. Please do not record before submitting. Prior to construction final location of facilities to be verified and then the covenant will be recorded. Covenant form available on the City website. 3)Please separate Lot Coverage from Impervious Surface calculations. Refer to Planning comments for direction on Lot Coverage calculations. 4)It is difficult to tell which line is the roofline along the front of the residence. Please call out the roofline in some way to differentiate between it and the other lines. Or just show the roof outline without showing the patios etc that are under it. It is not necessary to see those areas on this plan. 5)Please review the approved short plat drawings and storm report. The new impervious surface from the approach to Lot 2 and the widening of the road is to be collected and directed to the south drywell. This surface area should be included in the Lot 1 impervious surface calculations, not in this Lot’s calculations. 6)Show the limits of the asphalt addition to widen the road. See short plat. 7)For all utilities, please label pipe with 3 callouts: material, length, and size. 8)All catch basins shall be labeled with type of catch basin, rim invert and the inverts for the connections. 9)Please add some kind of collection structure for the driveway runoff. Include inverts etc. 10)Please add Catch Basin Erosion/Sediment protection standard detail on your plans. 11)Please show on plans the portion of impervious surface that is being directed to the drywell and what areas are directed to the infiltration trench. A detail similar to the height calculation detail could work for this. 12)The roof drain connection invert to the drywell is stated as 400. Please correct this invert so the pipe is entering a minimum of approximately 6” under the top of the rock layer. 13)Please add the grade elevation at both of the drywell locations. 14)Please tie in all elevations. The new location of the 404 elevation crosses a 406 elevation line which is impossible for example. On the driveway the 406 elevation is not tied up so there are discrepancies. If the elevation were 406 at the house, the driveway would have a slope of 13.33%. Consistent with Edmonds Community Development Code 18.80.060, driveway slopes shall not exceed 14% slope. Please revise as appropriate to meet this requirement. 15)The driveway approach (from the edge of road to the edge of property line) shall be asphalt. Add call out on plan. 16)Please provide pipe elevations for the sewer and storm drain lines at the location they cross near the driveway. 17)There are two water lines coming from the meter. Please revise plan. 18)The oil water separators are not required for this property. Stormwater Report 22. The short plat stormwater report does not match the revised sizing of the drywell and infiltration trench on this project. Please provide additional documentation that pertains specifically to this lot and the proposed sizing. Page 2 of 2
