GENERAL 1)Include construction sequence. Refer to sample on City website. 2)Include General Construction Notes. Refer to sample on City website. 3)Per the short plat drainage report (PLN20080030), a maximum of 4,000 SF of impervious area is allowed. Per the impervious area breakdownon the architectural half sheet, the proposed impervious surface is 3,949SF of impervious area.Per the drainage report, the impervious surface is 3,192SF. Pleaseclarify the total proposed impervious surface area and ensure it is below4,000 SF.Include the impervious area calculation table onthe site plan. 4)Please note: additional comments not included in this reviewmay be produced after . reviewing the next submittal SITE PLAN 1)Show filter fence on the plans and referenceCity standard detail E1.1. 2)Show construction entranceon the plans and referenceCity standard detail E1.2. 3)Please show and add a note to the plans that filter socks will be addedto any catch basins downstream from the construction site.Incorporate and reference City standard detail E1.3. 4)Please provide the location of the temporary stockpile. Add a note that the stockpile is to be covered within 24 hours 5)Please add a note to the plans that all disturbed soils will be compost amendedper BMP T5.13. 6)Add note: Install and maintain all TESC measures according to approved plans, City of Edmonds standard details, and all other measures that may be required during construction. 7)As indicated by the Fire Department, a fire sprinkler system is required for this property. a.Please add a note that a 1” meter is to be installed b.Please label the pipe material and note tracer wire to be installed on the water service line. 8)Aminimum of 10’ of horizontal separation is required between water and sewer lines. 9)Show a 6” sewer cleanout at the property line. Please add a note that the 6” cleanout at the property line shallhave a 12” cast iron lamphole cover with ½” hexbolts. 10)Show a cleanout located within 2’ of the house. Provide the IE of the cleanout. 11)Provideinvert elevations at the cleanout at the property line and at the house so that a minimum 2% slopeand minimum 2’ pipe coveragecan be verified. 12)Show all dry utilities and required utility separation. Please add a note that a minimum of 3’ separation is required between the dry utilities (power, gas, phone, cable, etc.) and wet utilities (sewer, water, and storm). 13)Add a callout to the plans that specifically addresses footing drain discharge location. 14)Add a callout to the plans that specifically addresses roof drain discharge location. 15)Clarify the “SD” linetype surrounding the house. Is this roof drains or footing drains? 16)Please show the driveway on the plan set and show how the driveway will be graded to have stormwater tributary to the catch basin.Provide elevation callouts. 17)Please clarify the grading to the south of the proposed structure. Is a rockery/retaining wall being installed? If a wall is to be installed, please show thefooting drain discharge location. 18)Please add a note to the plans that all final restoration shall be completed by the contractor not the City of Edmonds.
