During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Provide written responses to each comment and where
changes can be found on the plans. Please resubmit to Theresa Umbaugh, Permit Coordinator.
1.The metal posts, extensions, and connection of the posts to the beam is non-conventional
construction and beyond the scope of the International Residential Code (IRC R301.1.3).
Provide engineered plans, details and structural calculations stamped and signed by a State
licensed Professional Engineer. Also have the engineer clearly note items to be field welded vs.
factory welded (field welding will require special inspection).
2.On the framing plan, dimension the deck overhang and the distance between posts (beam span).
3.Provide beam calculation for 4x12.
4.There are three difference details/tables for the ledger attachment to the rim joist. Coordinate so
there is one detail. If the deck connection to wall detail will be used, have engineer justify lag
bolt attachment to rim joist and 4x6 ledger with structural calculation.
5.Revise Deck Section to match the actual proposed construction of this deck.
6.Deck guard and intermediate rails must meet IRC Table R301.5: A single concentrated load of
200 psf applied in any direction at any point along the top of the guard, and a horizontally
applied load of 50 psf for the intermediate rails.
