RE: Plumbing and Mechanical Permit application @ 220 Alder Street, Unit 97
Dear Ms. Nyquist,
In response to City Plan Review Comments dated August 8, 2006 your plumber, Mr. Robert
Riner informed the City this morning that the existing waste line is a 2 inch line and a 21/2 inch
line (at a minimum) is required by the Plumbing Code (note line sizing determination is based on
verbal information provided by Mr. Riner the plumbing schematic will confirm the minimum
sized pipe required). Therefore, the City is unable to issue the plumbing permit at this time. It
may be possible to increase the size of the waste line to accommodate additional plumbing
fixture(s) but the following information would be required to be supplemented with your current
application:
Express written consent from the Sunset Condo Homeowners Association for this work
Express written consent from each affected homeowner since walls within units would
have to be opened; plumbing fixture use would be interrupted, etc.
A plumbing schematic of all three floors showing all fixtures, vents, drains, and truck line
is still required.
As a regulatory agency the Building Department can offer you no further assistance with the
Sunset Condo homeowners and/or the Association. As you have been previously informed a
clothes washer is not a required dwelling fixture such as a toilet and kitchen sink. Regarding
your request for code enforcement action both units in question received plumbing permits and
inspection approval in 1994.
The City shall hold your current application until October 4, 2006 after which time the
application shall be voided. If you have any questions please feel free to contact me during City
