Provide written responses to each comment and where changes can be found on the plans. Please resubmit to Theresa Umbaugh, Permit Coordinator. The March 12, 2008 comments were based on alterations made to an existing building under the current 2006 International Building code. When an alteration is made to the building, it must comply with the current adopted codes. Plans submitted for a permit for alteration to an existing building are required to show basic code information based on the current code. Many of the plan review comments were needed due to the lack of such information provided on the plans. Lastly, the City has not adopted the International Existing Building Code, so it is not applicable to this permit application. 1.Ok – Correct occupancies shown on the plan. 2.Ok – Fire separations shown on the plan. 3.Ok – Construction details and assemblies shown on the plan. 4.Ok – Use of space shown on the plan. 5.Response regarding fire separation distance and “no build area”: The owner may apply for an Alternate Design in accordance with IBC 104.11 for a no build easement along the west property line of the east adjacent property. The written request must be stamped and signed by the architect of record and include applicable code provisions, reasons for the request and statement(s) of equivalency to what is required by the code. Have the owner’s attorney draft the easement and submit with the request for Alternate Design. The fee is $180.00 and the applicant is also responsible for all City Attorney review fees of the easement. The International Existing Building Code is not adopted by the City of Edmonds and is not applicable to this project.
