Please resubmit 3 copies of the revised civil drawings and associated documents with a written response to each item to an Engineering Technician. GENERAL 1.Please provide an itemized cost estimate for both on-site and off-site (right-of-way) improvements, including traffic control. You have an option to place a bond, prior to beginning construction, for all required civil improvements o in order to proceed towards recording the subdivision. At a minimum, a bond will be required for all improvements located within the City right-of-way. The amount of the bond will be based on 120% of the City approved estimate for all improvements. The o City will inform you of the appropriate bond amount after review approval of the cost estimate. You may contact Conni Curtis at our office to obtain a copy of the performance bond form. She can be reached by e-mail at curtis@ci.edmonds.wa.us. Inspection fees for this project will be calculated at 2.2% of the 120% City approved estimate for all o improvements. 2.Please provide a traffic control plan for the sewer connection within the City right-of-way. 3.Revise the Construction Sequence to include the following: a.Schedule pre-construction meeting with City Engineering Division at 425-771-0220, ext. 1326. b.Review erosion control notes. c.Call for utility locates. d.Install ESC measures as required and maintain dust control. e.Install utilities and perform other site improvements f.Stabilize exposed areas. g.Remove ESC measures once site has been permanently stabilized. 4.Provide a clear distinction between those improvements to be installed by the City as part of the walkway project and those improvements to be constructed as part of the short plat. Please accurately show the location of CB-2 (a Type II manhole) and revise the drainage easement as required. 6.The City will provide a storm stub from CB-2 to just within the property line \[of Parcel B\]. The City will not extend the storm stub further onto private property. Please show the storm stub location on the plans and the point of connection of the on site storm system to this stub. rd 7.Please show the water meter location for Parcel B on the north side of the driveway access (off 3 Ave S). The water service from the main to the meter will be installed by the City of Edmonds. 8.Show the location of the sanitary sewer main in Caspers Street and the entire sewer lateral to be installed with the short plat. The sewer lateral shall be 6” to the property line. A 6” cleanout with 12” locking CI lamphole cover is required on the right-of-way side of the property line. Please revise plans accordingly. 9.The driveway curb cut on Caspers Street will only be 12’ in width at the throat of the approach. As the existing walkway on this street is asphalt, the driveway approach will also be asphalt. Please revise the plans accordingly. 10.On Parcel B, the asphalt thickened edge does not appear to be on the correct side of the driveway. If the driveway is to be sloped to the south, please show the asphalt thickened edge on the south side. Also, please show the location of the asphalt thickened edge along the new driveway for Parcel A. 11.Label the driveway easement area on Parcel B. 12.Indicate proposed driveway surface material. rd 13.Please show the sidewalk at the corner of Caspers and 3 Ave S consistent with the City’s walkway project design. Also, please show the easement area. 14.City standard erosion control measures are to be referenced on the plans and shall be installed if site conditions require. As the site is mostly level, the City inspector can make a determination as to what measures are required during a site visit at the start of construction. Please reference City standard details E1.1–Silt Fence, E1.2–Rock Entrance and E1.3–Filter Sock CB Protection. 15.Remove the erosion control plan note that begins “do to the relative flatness . . .” 16.Remove the note “any disturbed turf will be reseeded or covered with asphalt”. The construction sequence notes provided above adequately address how to handle exposed soils. 17.Add a note to the plans that states a separate storm detention system will be required for any additional impervious areas created on Parcel A or Parcel B once the proposed system has reached capacity. 18.Please reference short plan number pln20080033 on the civil plans.
