Site Descriptio
The subject property is located in the southeast corner of the 236th Street SW 78th Avenue W
intersection. The majority of the property gently slopes to the south; howerver, there is a berm
along the western property boundary along 78th Avenue W with slopes of approximately 20
percent according the City's LiDAR information. The property also drops sharply into the
adjacent property to the east. Given the slopes on the property, areas on the site qualify as a
potential erosion hazard area.
"hat does this mean?
The critical area regulations are only triggered when an alteration is proposed to a critical
area or its buffer. However, once an alteration in or near critical area is proposed, critical
area studies and City review and approval may be required.
