All Handouts referred to in these comments can be accessed at our website: www.ci.edmonds.wa.us under City Government / Development Services Department / Engineering Division then scroll down to Handouts: 1.Please provide full size site plan. Show entire property on site plan, including all property corners and private access road out to Cyrus Pl. Also show all easement areas. 2.Please note on private road “Constructed with Short Plat”. 3.Basement stairs are listed under lot coverage. Please show on site plan. 4.Show gas utility line from property line to house, water service line from water meter to house, side sewer connection from main to house on site plan. Side sewer requires 6” clean out with locking lamphole cover required at property line. 4”-6” line from property to house with clean out at house. 5.Provide invert and rim elevations for storm catch basin shown at edge of private road and driveway. 6.Please show how drainage from driveway will be connected to the detention system. 7.Circular driveway may want to be reconsidered as it creates difficulty accessing center stall in garage. Due to tight impervious surface numbers, changes will not be considered during construction. 8.It is understood that the detention system and utility connections were constructed with the short plat. In order to have a complete site plan for this project though it is important to show where the utilities go and where they connect to. You may note “installed with short plat” on site plan then provide a copy of the asbuilt civils for the short plat including the front and onsite improvements as a reference. The civils shall include placement of all catch basins with invert and rim elevations etc. 9.Please submit separate grading plan showing current and proposed topographical lines. Please provide separate calculations for actual cut amount and fill amount. 10.Please clarify steps (maybe on grading plan). Steps indicated on site plan do not clearly match up with steps shown on architectural sheets #2 and #6. 11.Please provide one copy of all easements associated with this property and show easements on site plan. DATE FAXED/E-MAILED 6/30/2017 PAGE ___ OF __ 12 STORM DRAINAGE SYSTEM 12.Please add eaves to house, front porch, and garage square footages for impervious surface calculations. Add the two concrete pads to impervious surface calculations. Also add portion of private road that is within property to impervious surface calculations. Private road impervious surface does not count toward lot impervious total as was it considered separately in drainage calculations with short plat but must be noted on site plan. Can add note “Drainage w/Short Plat” for private road. 13.A rough estimate of impervious surface (w/o private drive) comes to a total in excess of 4800sf. The drainage plan approved with the short plat has a detention system designed for 3500sf impervious surface per lot. See attached page from 9/14/05 HIGA Burkholder Associates, LLC report.
