Edmonds, WA. 98020 Case: # ZE-06-183 (2006-0058) th Subject Property: 23013 94 Pl.W., Edmonds, WA. 98020 Dear Mr. Debaste, The City received a complaint regarding household items and other discarded or stored items unenclosed at the subject property. You may not have been aware of City regulations regarding nuisance items and outdoor storage. The Edmonds Community Development Code (ECDC) addresses outside storage and nuisance items as follows: ECDC 20.110.030 Nuisance section No person owning, leasing, renting, occupying or having charge or possession of any property in the city, including vacant lots, shall maintain or allow to be maintained on any such property, except as may be allowed by any other city ordinance any of the following: A. Junk, trash, litter, boxes, discarded lumber, salvage materials in front yard, side yard, rear yard or vacant lot; B. Attractive nuisances dangerous to children including but not limited to the following items when located in any front yard, side yard, rear yard or vacant lot: C. Broken furniture or discarded furniture, household equipment and furnishings in any front yard, side yard or vacant lot; F. Vehicle parts or other articles of personal property which are discarded or left in a state of partial construction or repair in any front yard, side yard, rear yard or vacant lot; ECDC 17.60.010.H Standards. Open Storage. 1. All storage shall be located more than 20 feet from the street right-of-way line and shall be enclosed with a heavy wire fence, hedge, board fence, or similar screening device at least six feet high, measured from the adjacent street level. Corrective action required:  Please meet the open storage requirements noted above or please remove junk, salvage and debris by August 31, 2006. Please note that any permanent construction may require a building permit and you are advised to contact the building department prior.
