RE: Plan Check # 05 -3 90
Project: Heath Deck
Project Address: 8125 Frederick Place.
During re -review of the above noted application, it was found that the following information, corrections, or
clarifications are needed.
1) ok
2) Still Need. Show grade contour elevations on the plot plan.
3) ok
4) Need new plan that reflects Geotech report recommendations. Sheet 2 and sheet 3 show different
footing dimensions. Coordinate plans. Alter to meet geotechnical engineer's recommendations if
necessary.
5) Still need. Provide a scaled section view showing actual site conditions from the house through the deck
including the retaining wall showing the location of the footings in relation to the retaining wall and
slope. If the deck footings are placing a surcharge on the existing wall provide structural calculations
stamped and signed by a Washington State Licensed Professional Engineer for the existing retaining
wall to verify that it will support the deck surcharge. Detail should also show that the footings rest on
firm bearing soils and that they meet the requirements of figure R403.1.7.1 attached.
6) Still need. Maximum ledger lag bolt spacing is 4" o.c. revise plans or provide calculations stamped by a
Washington State Licensed Professional Engineer justifying spacing shown on the plans.
7) Still need. 2x8 double joists at the corner of the deck are acting as a beam. By my calculations (2) 2x8
will be overstressed. Upgrade beam (example (2) 2x12). Also, provide a connection detail at the house
and at the 4x8 beam. If this is hanging off the 4x8 beam provide a beam calculation to justify that the
4x8 is adequately sized to carry the additional loads. Otherwise provide posts and footings supporting
this beam or calculations stamped and signed by a Washington State Licensed Engineer.
Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written
response to each of the above items to a Permit Coordinator.
