SW)? Good question- I have called our surveyor to get an answer. We now have a new benchmark grade that the surveyor created onsite. I would like to discuss this with you to see if the City wants us to use this for future submittals. -The average grade, maximum allowed height, and proposed height were not labeled on the building elevation views as requested. I can redline it for you this time, but please be sure to include this information on all future permit applications. Our bad. Thanks for redlining and we will make sure it is on future permit apps. -The minimum 25-foot street setback is measured from the northern property line to the outermost material on the columns of the covered front porch. Based on the distances you indicated from the northern property line to the internal 6” by 6” support posts within the columns (I am assuming the 26” dimension indicated at the northwestern side of the site is a typo and should be 26’), it appears that the house will need to be shifted to the south a few inches in order for the outermost material of the columns to comply with the 25-foot street setback. I can redline this on the plans, but I wanted to make you aware that the house will need to be shifted to the south slightly in order to comply with the street setback requirement. I think I understand. We have shown the front setback from the 6 x 6 post and not the supporting concrete base. It is 7” from the street facing side of the post to the street facing side of the concrete base. Looks like we need to show the front setback to the bases and not the posts, and essentially move the house south 1”. Again, if you want to red-line this on this one, that would be great. If you could please get back to me at your earliest convenience, I will complete my review of Lot 1 on behalf of the Planning Division. Looks like Chuck has signed off on both lots 1 & 20. Engineering is signed off on lot 1 but not lot 20. Planning is signed off on lot 20 but not lot 1. I thought we were going to review these two permits together? It would appear that our re- submittals should have addressed any concerns per the review comments that we have received. I do not see that we have ever received any engineering comments for lot 20, so it should be good to go. If you see something that needs clarifying, please let us know right away. I am sure it will be something minor that we can fixed quickly. We are hoping to avoid another round of reviews. We are completely swamped right now and are running slightly behind on our target dates. I plan to complete my review of your resubmittal for Lot 1 at the beginning of next week. Hopefully everything has been addressed, but I will let you know if any additional information is needed in order for me to be able to complete the Planning Division’s review. He helped explain a little of how the process works. If I understand correctly, each department tries to complete their review of the original applications within 20 working days. If there are comments that need to be addressed by the applicant, re-submittals are generally dealt with within 10 more working days. If there is a second series of comments and re-submittals, the goal is 5 days to complete review. th Chuck explained that for lots 1 & 20, the target date would be this Friday the 11 for our re- submittals. We feel that the comments were minor in nature and our re-submittals should have addressed everything. Just checking in to see if it is reasonable to expect permits to be ready to pick up soon. Anyway, please contact us if something is not clear with our new plans, or if we can help in this process in anyway.
