General 1. Provide a traffic control plan and staging area. Sheet A3 2. Plan indicates driveway trough drain connecting to the city storm cb in the alley. This must connect to the storm detention system. Be sure to show the correct connection on the civils also. 3. Mechanical room floor drains must connect to the sanitary sewer. 4. There appears to be a conflict with stall 14 and access to the recycle/garbage enclosure. 5. Show the barrier free striping 6. Stripe out area (on north side of barrier free parking stall) as no parking. 7. What is the symbol between parking stall 13 and 14? 8. Make sure no ventilation or utility pipes interfere with the parking stalls. 9. Civil plan and this sheet do not match. There is no indication .of parking on the civil plan. Also a3 appears to show a column between stalls 13 and 14 but no such column appears on the civils. Please clarify. Sheet Cl 10. How will the other residents gain access via the alley during the construction of the retaining wall? .11. Show the location of the temporary shoring. Indicate the temporary shoring will be removed. Add a note that the stock piled material shall be covered. 14. Show the sewer and water locations to the existing buildings not already shown. 15. Provide the City a copy of the temporary construction easement. 16. Indicate the sewer laterals are to be capped at the property line. 17. Place a note on the drawing stating the contractor shall contact the Public Works Sewer Department (425-771-0235) to have them tv the sewer laterals. 18. How long will the alley be disrupted? 19. Construction Sequence: a. note 1: Change to read "Call the Engineering inspection line at 425-771-0220 ext 1326 24 hours in advance for all inspections and to schedule a preconstruction meeting." b. Add note after note 2: Review ESC notes c. Add note after note 6: Provide dust control measures. Sheet C2 20. Show location of power pedestal. 21. A DCDA is required for the fire sprinkler system and shall be placed on private property at the property line per the City's standard detail E7.8. Show the location of the PN and FDC. 22. Install a 4" storz adapter to the existing 5-114" fire hydrant port. Show the location of the existing hydrant. 23. Show the fire line and domestic water line along with the required valves per standard detail E7.18 and 7.20. 24. Provide invert elevation of the sewer lateral at the property line and at the building. 25. Is cb #4 outside or under the building? All cb's under the building outline are to go to the sanitary sewer as are all the floor drains. 26. Which of ,or are both trough drains inside or under the building? 27. Provide a profile of the driveway access. 28. Provide a detailed cross section of the driveway access and the alley. 29. Install a type 1I cb where the new 12" storm pipe, from the detention, connects to the City storm on Edmond St. 30. Show the location of the cluster mail box. The sidewalk will need to be widened around the area of the mailbox to insure a 7' walk around the mailbox. 31. The building can connect only to 1 sewer lateral, either the existing (if permitted) or a new one (which needs to be shown). 32. No pvc fencing will be permitted on the retaining wall along the alley. A guard rail or other substantial barrier will be required. Provide details on the drawing. Indicate the slope or the drainage flow of the alley. 35. The retaining wall footing shall not extend into the city right-of-way. 36. Provide detailed drawings and calculations for the retaining wall along the alley. Vehicular surcharge calcs must be included. The design and calculations will be sent out to our on-call consultant to do a peer review of the design. All costs associated with the peer review shall be paid by the applicant. 37. Provide manufacturer's literature, curve data and calculations for the sump pump and force main for the storm. 38. Provide rim and invert elevations of the yard drains and connections. 39. The existing rockery at the n.e. corner of the property is to.be removed from the city right-of-way. If the rockery is relocated, it must meet our set back requirements from the edge of the right-of-way. The location of the rockery to the right-of-way may not be any closer than the height of the rockery. 40. Provide the slope and size of pipe from yard drain #2. 41. Catch basin in the garage must have an oil/water separator. Provide the necessary details. 42. Provide more detail on the barrier free ramp between the building and the sidewalk. 43. Show where footing drains discharge into. 44. Shove where downspouts connect to. 45. Show the location of the existing utility pole on the north side of the property. 46. Replace 5' sidewalks with 7' concrete sidewalks. 47. CMP is no longer allowed in the city right-of-way. Change the pipe material on the storm line from control structure to the city storm line on Dayton St. 48. Show the location of the recycle/trash enclosure. 49. What is the slope of the lower part of the drive isle. 50. Indicate on the drawing to replace the existing curb ramp at 4`h and Edmonds with a new type 5 curb ramp per City standard detail E-2.18. 51. Type I catch basin detail: 2' minimum cover is required for hdpe, n-12 or pvc pipe under driveable surfaces. If less than 2', d.i.p. is required. Sheet C3 52. Block wall detail: Provide design calculations and data. Indicate the height of the temporary shoring. Place a note on the detail that the block shall be removed prior to any backfilling. 53. On site pavement section: show the retaining wall. What base material will be used below the concrete pavement? 54. Cb inlet protection: replace the filter fabric with a filter sock per the current City standard detail E-1.3. 55. Silt fence detail: delete `native soil' from the backfill note. Control Structure detail: Indicate the type of coupling to be used between the cmp and pvc pipe. 57. Show the location of the 2" force main line corning into the structure. 58. Show location and invert elevation of sewer line, the fire line and domestic water line in relation to the detention pipe. Sheet C5 59. Storm drainage notes: a. note 10: Change Olympic Foundry to East Jordan Ironworks. Cb's in the city right-of-way shall also have locking lids. 60. Site Grading and TESCP notes: a. note 1: change `building code' to "Standards". b. Note 3: Clarify note; Rockeries supporting a surcharge or fill greater than 3 feet is not allowed. 61. Temporary gravel construction entrance notes indicate the used of a wash racklarea but nothing is shown on the drawings to indicate the requirement. Show a wash area and where the sediment collects on the drawing. 62. Excavation, grading and fill note #13: note references sheet c-6. Change this to C3. 63. Add the title `Erosion and Sedimentation Control" above the notes from chapt 18.30. Landscape Plan 64. The water meter shown needs to be on the right-of-way side at the property line. 65. Will there be a separate meter for irrigation? If so, show the meter on the drawing. In either case, show a dcva assembly behind the meter on private property. Storm Drainage Report 66.
