This single family residence lot is part of a subdivision currently under review by the City of Edmonds. There are several items being reviewed under the short plat civils, in which information has not been provided with this plan review. The Engineering Division will not be able to approve the building permit for this single family until the short plat civils have been approved. 2. Show the limits of all easements encumbering the property on the site plan and provide copies of the recorded easements. Easements include, but are not limited to: o Drainage easement for Lot #3 across Lot #2 o Shared access easement for Lot #2 & Lot #1 (or lot to East) o Gas utility easement along eastern property line o Private easement for turn around off Holly drive 3. On private property, the width of the driveway can be reduced to a minimum of 10'. Current plans show the placement of what appears to be curbing, narrowing the driveway width down to 8'. Please correct. 4. Indicate how the driveway surface water runoff will drain to the storm detention system. 5. Provide RIM and invert elevations for all drainage structures on the drainage plan. 6. Show the location of the water service line from the meter to the house. 7. Show the location of the sanitary side sewer from the property line to the house. A 6" cleanout with 12" locking cast-iron lamphole cover is required at the property line. A 4" cleanout is required at the outside of the house. 8. Indicate existing and proposed contours on the grading plan. 9. Clearly indicate all proposed retaining walls and rockeries and those existing retaining walls and rockeries that are to be removed. Provide top and bottom of wall/rockery elevations for each. o The geotech report states there is significant amounts of fill on the property. While the geotech approves use of a rockery to retain fill slopes, up to max rockery height of 5', the City does not permit the use of rockeries to retain fill slopes. In those areas where fill slopes will be retained, a retaining wall will be required. DATE FAXED 5122106 2 PAGES o Distinguish between proposed curbing and proposed retaining walls. It appears as though a curb is proposed along the perimeter of the driveway, however the site plan indicates a concrete retaining wall to be located within the 6th Ave S. right-of-way. Retaining walls are not to be located within the City right-of-way and must remain on private property. o Show the drain pipe required for all retaining walls & rockeries and their point of connection to the storm system. Retaining wall & rockery drains are not permitted to connect to the storm detention system. 10. The geotech report indicates the requirement for shoring or a construction easement from the property to the East in order to construct the foundation for the basement. Indicate whether you will maintain a 1:1 slope back from the foundation cut and provide a copy of the easement or show the location of the proposed shoring and provide associated calculations and design by a licensed engineer. 11. Indicate all erosion control measures on the grading plan. Including silt fence, filter socks for catch basin protection, and note requiring cut slopes to be covered per the geotech. 12.
