Please submit revised plans/documents including a written response to each item below. Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon. City of Edmonds handouts, new updated standard details with new reference numbers, application and other forms, and development code may be referenced on the City website: www.edmondswa.gov under Services/Permits and Development. GENERAL 1) Please note that all standard details have been updated and have new reference numbers. Review the changes on the city website and update plans. 2) Show all impervious surfaces (driveway, walkways, patios, sheds, etc.) as they currently exist on the site. 3) The existing driveway does not appear to be accurately depicted. Please show the northwestern extent of the existing driveway on the plans. 4) Show where the expected drive surface from the driveway to the proposed garage will be. This drive surface will experience reasonable compaction, and therefore shall be considered hard surface. Please add this area to the impervious surface calculation for this project. 5) Confirm that the total impervious surface area is less than 2,000 square feet. If the project meets or exceeds 2,000 square feet, then stormwater management shall be implemented. 6) Show the downspout and splashblock locations for the proposed detached garage; the purpose of this is to show that the proposed addition does not negatively impact neighboring properties. 7) Show all utilities on the plans. TESC 1) Show filter fence on the plans and incorporate and reference City standard detail. 2) A temporary construction access is depicted in the plans. Please note what this access will consist of during construction, and if any land disturbing activities will occur. 3) Orange protective barrier fencing shall be placed at the drip line of trees to remain to protect the area from compaction near construction site and staging of materials and/or equipment. 4) From aerial and street view photographs, it is unclear whether a structure currently exists within the vicinity of the proposed detached garage. If so, show erosion control measures to be taken to account for any land disturbing or material staging that shall occur. 5) Please add a note to the plans that all disturbed soils will be compost amended per BMPT5.13.
