Engineering has reviewed the preliminary short plat application for the Norton property at 806 Cary Rd. The information provided indicates general engineering feasibility; project - specific design, including final utility system location and easement locations as well as Title 18 Edmonds Community Development Code compliance, will be reviewed during the civil construction phase of this project. Preliminary approval shall not be interpreted to mean approval of the improvements as shown on the preliminary plans. Please find attached the Engineering Requirements for the subject development. The applicant will be required to satisfy these requirements as a condition of short plat approval. Once the Planning Division has approved the preliminary short plat, the applicant will be required to submit revised civil engineering plans addressing all short plat conditions. Civil plans are to be submitted to the Engineering Division. A civil plan review fee is to be paid at the time of submittal. At this time, the review fee for a short plat civil review is $2785. The following information is provided in an effort to assist with preparation of the civil construction plans: 1) Civil plan sheets shall include an approval block similar to that provided on the City website. 2) Show location of all utilities, including stormwater management system(s). 3) All easements public and private, existing and those proposed as part of the short plat. 4) Include utility purveyor information on the civil cover sheet consistent with EUC Handout #E28, available on the City website. Add Stormwater purveyor as City of Edmonds and also add Fire — Fire District 1. City of Edmonds 5) Update General Notes for consistency with notes found on the City website. 6) Revise General Notes to reference current codes/standard specifications. Year of standard specs should be 2018 and it should be the 2012/14 Stormwater Manual. Thank you.
