The comments provided below are based upon review of the preliminary documents for the
subject short plat. Additional information is requested from the applicant at this time in order
to continue review of the application and provide preliminary approval of the short plat.
Please ask the applicant to revise and resubmit plans addressing each of the comments below.
Please also note, after receiving preliminary short plat approval from the Planning Division,
the applicant will be required to submit a complete set of civil engineering plans to the City
Engineering Division for review and approval.
1.On the preliminary development plan please provide invert elevations to the extent
necessary to confirm discharge to the City storm system is possible. If discharge to the
City system is not possible, then an alternate drainage proposal will need to be provided
for review and approval.
2.The plan shows a connection from the storm catch basin on site to a public storm line
running along the west side of Sunset Way. That portion of line is not adequate to meet
the needs of this project. Please revise plan to show the storm line from the onsite cb
connecting to a new catch basin on the 12” line on the east side of Sunset Way.
3.It appears that a water line type was used instead of a leader to identify the water line
connections to the water main line. Please revise to clarify that water does not cross
street.
4.Please change note located on Lot 1 “12’ shared driveway..” from “Lots 1 and 2” to “Lots
2 and 3”.
