The remaining items will not prevent a temporary certificate of occupancy from being issued, should TCO be approved by the Building Official. Permit Status: ENG20160200 — Side Sewer permit: Finaled ENG20110164 — Encroachment permit: Updates in progress. JMcConnell is waiting for additional documentation from Louise Dickins. BLD20150846 — New Condo Building: Corrections noted below 1. Civil construction plan project asbuilt to be provided electronically to the City. The asbuilt shall address on -site and off -site improvements. 2. A large amount of water was observed flowing into the detention system. This was abnormal given the lack of rainfall at the time of inspection. Contractor to investigate further and determine source of water. Ground water flows should not be entering the detention system. 3. Trash enclosure has not yet been constructed, only the concrete pad. It is understood that the contractor and property manager are working through potential revisions to final enclosure design with Planning. At completion of the enclosure, gates shall have drop pins and drop pin sleeves shall be located in the parking lot for use when gates are in open position. 4. Provide copy of vactor services to clean the on -site stormwater system. 5. Complete final stabilization of all exposed soils, including submittal of ticket(s) showing the installation of compost amended soils. 6 7 Remove construction fencing along south property line. roperty line to match into adjacent property: 8. Storm drainage system along southeast corner of the property to be finished: a. Ensure riser is mudded to catch basin b. Provide property backfill around catch basin c. Install solid lid on CB d. Fix slope at outfall of PVC pipe to allow for unobstructed flow of stormwater e. Add quarry spalls as needed. Page 2 of 5 ENG20160210 — Right -of -Way Permit: Corrections noted below 1. Nearest downstream sewer manhole located within the City ROW shall be clean of debris. We failed to inspect this during the subject inspection and will confirm the system is clean during the next inspection. 3. Several catch basins within the right-of-way need to be cleaned. 4. Address ponding area within curb gutter (shown in photo below) by grinding and filling as needed. This area will be watched closely through the maintenance bond period. Any failures 5 will require removal and replacement. Provide proper backfill at back of sidewalk in several sections along Pine Street: Page 3 of 5 C1 Provide final restoration of swale area behind sidewalk, including removal of debris and 7. At the south end of Pine Street it appears as though on the on -site irrigation is creating an erosion issue across the sidewalk. Please address. 8. Complete installation of required signage: a. Stop sign at exit from upper parking lot b. Ensure stop sign at exit from Upper Loop Rd onto Pine Street has been relocated c. Object marker signs (2 - back to back) at traffic circle— stop signs and sign within traffic circle. Page 4 of 5 9. Provide final special inspection reports for subgrade and asphalt inspections. 10. Complete replacement of expansion joint filler in existing sidewalk, curb, gutter sections. 11. Easements to be finalized and recorded against the property. Updated documents to be provided to the City. Please note, the acceptance of easements will need to be approved by City Council prior to recording. The actions or corrections indicated above are required to be corrected prior to the issuance of final occupancy.
