Please submit revised plans/documents including a written response to each item below. Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon. City of Edmonds handouts, standard details, application and other forms, and development code may be referenced on the City website: www.edmondswa.gov under Services/Permits and Development. Comment in bold were authored on March 1", 2018. SITE PLAN 1) OK Submit ROW Permit Application form. 2) OK Please show the sewer easement on the southwest property line. 3) OK Reference City standard detail E1.1 for silt fence. 4) OK Label construction entrance on the plans. 5) OK Please add a note to the plans that filter socks will be added to any catch basins downstream from the construction site. Reference City of Edmonds standard detail E1.3. 6) OK Please add a note to the plans that all disturbed soils will be compost amended per BMP T5.13. 7) OK Is the water service location correct? Per google maps street view, the water meter is located on the east side of the existing front door walkway. 8) It is noted that the trees are located within the City of Edmonds Utility Easement and as such will be kept. After a site visit by the City on February 23"d, the trees do not appear to be in the correct locations. Please revise the tree locations. It was also noted that the two trees near the proposed driveway location have a distance of approximately 7 feet between them. This would prevent the proposed driveway from being located at this location. Please show the existing trees along the northeast property line. Are the trees in the right-of- way? If the trees are in the City right-of-way, the City would ask they remain and be protected. As such, an alternative driveway configuration that protects the trees would be required. Please note the alternative driveway configuration would only be required if the trees are within City of Edmonds right-of-way. 9) OK Please label the driveway as asphalt from the edge of existing asphalt to the property line. Once on private property the driveway may be any material the applicant chooses or as required to meet stormwater code requirements. 10) OK Minimum residential driveway widths are 12'. Please widen the proposed driveway to meet City of Edmonds requirements. 11) Add a note to the plans that the proposed construction is not to exceed 1,999 SF of new and/or replaced imperious area. If it is found that the proposed construction has 2,000 SF of new and/or replaced impervious area or greater, the project will require stormwater management and will require an engineering plan revision. Please note that with the driveway extension from the edge of existing asphalt to the property line and the driveway widening, the total proposed impervious surface exceeds 2,000 SF of new plus replaced impervious surface. As such, the project would be subject to stormwater management. Please reduce the impervious surface to below 2,000SF of new plus replaced impervious surface or meet the stormwater management requirements. Page 2 of 2
