Codes in effect at the time of this meeting: 2006 International Building Code (including Accessibility) with State Amendments 2006 International Residential Code with State Amendments 2006 International Mechanical Code (including International Fuel Gas Code) with State Amendments 2006 International Fire Code with State Amendments 2006 Uniform Plumbing Code with State Amendments 2006 Washington State Energy Code (WAC 51-11) 2006 Washington State Ventilation Indoor Air Quality Code (WAC 51-13) Edmonds Community Development Code (ECDC) General Comments: 1.The property is located in Flood Zone A (FIRM Panel #1315). 2.Subdivisions must comply with IBC Appendix G section G301. 3.A soils report complying with IBC 1802 and IRC chapter 4 will be required (see SFR Handout #B73 for minimum report requirements). 4.Permit applications shall be accompanied with a stamped survey showing the base flood elevation of Lake Ballinger (282.5 ft based on NGVD 1929) and the elevation of the first (lowest) floor of the structure. 5.Construction plans must comply with IRC section R323 for Flood-Resistant Construction. 6.Flood Elevation Certificates will be required for structures built on lots located in Flood Zone A.
