Hedges 376 Sunset.pdf August 12, 2010 Richard & Linda Hedges th 914 9 Ave N Edmonds, WA 98020 SUBJECT: Plan Review 376 Sunset I have reviewed the plan submitted for your new home at 376 Sunset Ave. I have a few comments that will require some additional detailing. The building as proposed consists of two dwelling units, the main house and the accessory unit (ADU) located on the basement level. The two separate dwelling units need to be separated by one-hour construction in accordance with the International Residential Code section 302.3. The plans do show a one-hour wall between the garage area and the ADU, which is acceptable for that location. However, the floor-ceiling assembly between the ADU and the main residence on the first floor must be a one-hour assembly. This will need to be detailed on the plans showing the construction of the proposed rated assembly to be used. Additionally the exterior walls supporting the floor-ceiling assembly will also need to be one-hour rated assemblies. The plan shows that the building will be at the maximum height limitation of 25 feet. The actual construction height will need to be verified by survey. This should be done at the time of first floor framing to avoid any potential problems with subsequent construction. I have also sent a copy of this letter to your engineer/designer.
