Hedges Issuance Letter.pdf September 21, 2010 Mr. Rick Hedges Subject: Permit Approval – New Single Family Home - BLD2010-0446 The building permit for your new home has been approved. Among the items noted on the plans and permit documents the following require special attention to avoid any delays as the project proceeds. 1.A 1-hour fire rated separation is required between the main house and the ADU. 1-hour construction is called out for the common wall assemblies, floor ceiling assemblies and supporting construction and is noted on the plans. The building code allows the deletion of exterior gyp due to the distance from the property lines if you so choose. 2.Please be aware that all penetrations into or through the rated walls or ceiling will need to be protected as prescribed by the IRC. This will mainly include can lights, exhaust ducts and heat system ducts. There are a number of methods from which you may choose to provide this protection, including the lining of joist bays with drywall, the construction of soffits below the rated ceiling, or installing fire dampers. It is also conceivable that you could revise the storage room layout so that the furnace for the ADU is actually within the ADU, thereby avoiding the need to penetrate the separation wall with ductwork. 3.Verification of the height of the building shall be performed by a professional surveyor. The surveyor will need to locate and provide documentation of the elevation of the first floor (in this case the basement slab) prior to any vertical to framing, then a final letter of height confirmation shall be provided upon completion of the structure prior to framing inspection. 4.Please check the approved set of plans thoroughly and take note of any redline changes that have been added by city reviewers. 5.Please alert the contractor to schedule a preconstruction meeting/inspection prior to starting your project.
