The Board of Directors at the Edmonds Camelot Condominium located at 510 Forsyth Lane,
Edmonds, WA 98020, has approved the remodel of Unit 410 per the request by Don & Gail
Jones in Unit 410 dated 4/15/19 with the following conditions:
1. Heat Pump will not be allowed.
2. Gas Water Heater — Allowed on the condition that the space can be converted to
support an electric water heater with enough room for an electric water tank in the
event natural gas to the building is turned off. A majority of the HOA (all but one) voted
to remove natural gas to the building in 2016 for safety reasons. This will need to be
disclosed if you sell your unit since it is the only unit with a gas appliance. You agree to
incur the expense of installing or removing this at your own risk. Per your letter, you
agree to install phenolic plates on the wall and ceiling indicating the location of the gas
piping. All additional roof penetrations necessary to vent the gas will need approval
from the Board when you know where they will be located as this was not indicated nor
requested on your letter or drawings
3. Two solar tubes are allowed per your letter and drawings dated 4/15/19.
4. Hardwood floors extended beyond the dining room, which is 21' from the south wall or
entrance, will not be allowed. All hardwood floors will need to be installed per the
Construction Guidelines.
5. Demo of existing walls approved.
6. Soundproofing common walls approved.
7. Water shut off valve in main bath is approved.
8. New electrical panel and wiring are approved.
9. New cabinets are approved.
10. Replacing the bathtub with a shower unit is approved.
11. Tile floors in both bathrooms and carpets in the bedrooms are approved.
