Height: Maximum height is 35’ from average original grade – height shown is > 35’. 29.03 feet was approved with the CUP, and 29.03 feet is indicated on the submitted plans. : SetbacksAppears to meet setbacks (44’ to closest northern lot line). Parking: Per ADB-2005-25, parking is based on the maximum capacity of the sanctuary for the school, and this proposal was not found to expand the sanctuary or the school. No change to parking requirements. EnvironmentalRegulations EnvironmentalRegulations SEPA Review: SEPA review was required, pursuant to WAC 197-11-800, and was issued in 1999. We’ll need to pull this file to ensure consistency with the original determination. Critical Area Determination: File CRA-1998-0263 indicates “study pending” for the entire site. Planning staff will determine, through the permit review, if the building is proposed far enough away from the stream or if a biologist report will be required. Design Design Design Review: ADB-2005-25 / CU-2006-142 – the design appears to remain consistent with these reviews. Landscaping: Landscaping requirements can be found in ECDC 20.13. Per ADB-2005-25, a “final landscape plan” must be submitted which “identifies species, sizing, and quantities,” and that “additional plantings will be required on the north side of the building and the new parking lot must comply with the code requirement for interior planting beds.” Street Trees: Along Aloha, the required species appears to be “Urbanite Ash” but this will need to be confirmed with the Parks & Recreation Department (Rich Lindsay, 425.771.0230). : SignageNone proposed with this submittal.
