As you’re aware, a conditional use permit is required to store a commercial vehicle over 10,000 pounds gross weight in a residential zone. Commercial vehicles in residential zones are regulated in the Edmonds Community Development Code (ECDC) as follows: 17.50.100 Commercial vehicle regulations. A. No person shall park or store more than one commercial vehicle or any commercial vehicle over 10,000 pounds licensed gross vehicle weight per dwelling unit on any lot in any R zoned district unless he/she has first obtained a conditional use permit. For the purposes of this section, “commercial vehicle” means any motor vehicle, the principal use of which is the transportation of commodities, merchandise, produce, freight, vehicles, animals, passengers for hire, or which is used primarily in construction or farming, including but not limited to bulldozers, backhoes, tractors and cranes. The case will be re-opened and inspections will be reinstated, including at night. An Order to Correct (enclosed) has already been issued, along with multiple requests. Accordingly, a Notice of Violation with a $100.00 a day fine will be issued if the violation is noted. Again, you are strongly encouraged to apply for and obtain a Conditional Use Permit as required by ECDC 17.50.100. Please contact the Planning Staff to proceed with this application.
