S-08-30 Dear Barry: I wanted to touch base regarding Mr. Krassner's short plat application at 18111 84th Avenue W. In order to complete my review, I will need some additional information: 1. The Engineering Division provided preliminary comments in a memo dated May 24, 2008 (enclosed). Please respond as appropriate. 2. The rear setback shown on proposed Lot 1 is incorrect. The rear setback for that lot would be 20', not 10' as indicated. Please correct this discrepancy on the preliminary plat. 3. The western property line setback for Lot 3 is not correctly drawn. As it is, an existing concrete patio (and `deck above'?) would protrude into Lot I to the west. Structures may not encroach a property line setback. According to ECDC 16.20.040.C, uncovered and unenclosed porches, patios, and decks may project into a required setback not more than one-third of the required setback, or four feet, whichever is less; provided, that they are no more than 30 inches above ground level at any point. As a result, the southern portion of western property line Lot 3 would need to be moved approximately 12' to the west in order to retain the patio. If there is a second story deck above the entire patio, the 10' western setback would be measured from the edge of the deck. 4. Please submit a geotechnical report prepared in accordance with ECDC Chapter 23.80. Specifically, Section 23.80.050 identifies what a report must include and Sections 23.80.060 - 070 identify development standards that must be met. The identified landslide hazard on the parcel requires a buffer as defined in ECDC 23.80.,070.A.1.a which may be reduced per 23.80.070.A. l.b. There is also a 15-foot setback from the edge of the buffer (23.40.280). These are not indicated on the preliminary plat. Please show the buffer and setback on the preliminary plat as it is described in the geotech report. • Incorporated August 11, 1890 • Sister City - Hekinan- Janan ECDC 23.80.070.A.3 and 4 describes alterations to an erosion or landslide hazard area and applicable design standards for such development.
