Letter-Driveway.pdfRobert English City Engineer City of Edmonds 121 5th Avenue North Edmonds, WA 98020 Dear Mr. English: Echelbarger Investments, LLC hereby requests authorization to install a portion of a single family residential driveway at a slope of 18%. The subject property is located at 1812986 1h Place West and the home is currently under construction (BLD20130323). More specifically we request the slope deviation on only the first 32 feet of the driveway (as depicted on the attached snap). The remaining portion of the driveway would be no more than 14% slope. The average slope from the cul-de-sac to the garage door would be approximately 12.7%. As you can see from the attached map, the home sits at an elevation much ll glier than the asphalt edge of the 86th Place West cul-de-sac, roughly 11 feet higher. Whei�iinstalling the storm system there was a utility conflict which forced us to move the city catch basin CB#2A further east closer to our private catch basin CB#2. This was done with city approval however it has caused a small portion of our driveway to exceed the 14% slope rule. From the rim elevation of CB#2A to the rim of CB#2 there is a 2.7' elevation gain in 15'. Normally we would pull off risers and lower the rim of CB#2 however there are no risers to pull off. The only solution would be to completely remove and lower the detention system serving the lot. For the following reasons, we request approval of the slope deviation. A. This is an economical and environmentally reasonable alternative. In order to meet a maximum 14% slope, the land would have to be re -graded, dirt would need to be hauled off the site, a city catch basin, as well as the entire private storm detention system would have to be lowered. Excavation and hauling dirt off-site would have some negative impact to the environment while allowing the deviation would have none. Furthermore excavation and dirt removal is much less economical than allowing a short section of 18% slope. B. The driveway will not present a traffic, pedestrian, bicycle or safety hazard or otherwise negatively impact public safety. This proposal will not be noticeable to the general public. C. Police and Fire. I do not believe this request will impact fire or police service. The home is already equipped with a fire sprinkler system that will be approved by the fire department prior to occupancy. D. The public health, safety and general welfare will not be adversely affected. Thank you for considering our request.
