Dear Mr. Allen: I am in the process of reviewing the proposed lot line adjustment application for the Old Mill th Town property at 201 5 Avenue S in Edmonds (LL-07-56) and I need a few things in order to complete my review: Title Report. 1)According to Section 20.75.050.D.2 of the Edmonds Community Development Code (ECDC), the applicant must submit a title report for the property produced within 30 days of the date of submission of the application – July 11, 2007, in this case. Lot Area Calculations. 2) According to ECDC Section 20.75.050.D.1.d, gross lot area for the original parcels and proposed parcels must be shown. However, gross lot area does not include any lot area devoted to vehicular ingress/egress easements. On the plat, the original parcel is listed at 32,873 sq. ft. and Lot A and Lot B at 20,120 sq. ft. and 12,753 sq. ft., respectively. It would appear that the square footages for Lots A and B are gross but include the proposed 15’ fire access easement. If you would, please indicate the area for Lots A and B, original and proposed, subtracting that area which will serve as the fire access easement. I also had a couple comments. First, the plat shows that the parcel is zoned BC. As of earlier this year, the parcel is now zoned BD-1. I will redline that on the plat. Second, it appears the lot lines are being redrawn to more accurately reflect existing site conditions with respect to the buildings. If that is the case, a very thin sliver of structure about 9 feet long (east-west) jutting from the south end of “City of Edmonds Lot 3” seems not to be included in the lot line adjustment.
