PLN20100020 Dear Mr. McKay: I have reviewed the recording documents that you submitted on October 12, 2010, and it was found that the comments I sent in my letter dated July 29, 2010 on your first draft recording documents were not addressed. Therefore, the following information, corrections, or clarifications still need to be addressed before review can continue: 1. 7/29/10 Comment — The setbacks shown on Sheet 2 are incorrect because the setback lines do not include a 7.5 -foot radius from the corners of the new property line. Setbacks are not required to be shown on the documents that are recorded at the County, so you may remove the setback lines and references to setbacks entirely from the recording documents instead of changing the setback like to show the radius. Since the setbacks are being removed, please also remove the "Building Setback Note" from Sheet 1. 10114110 Additional Comment — Since it was indicated during review of the proposed lot line adjustment that the deck will comply with the minimum required setbacks from the new property line, it is not necessary to show the setback line on the documents that are being recorded with the County. Thus, if the setback line is removed from Sheet 2, the comment regarding setbacks should also be removed from Sheet 1. If, however, you wish to retain the setback line, then please have your surveyor correct the line to be at a 7.5' radius from the corners of the new lot line (a more distinct line style may be necessary since the corrected setback line would be moved closer to the outline of the deck in order to make the distinction of which line is which). If the setback line is retained and corrected, then the setback note on Sheet I must also be retained. 2. 7/29/10 Comment — On Sheet 2, remove the arrow and label stating "7.5' radius." A 7.5' radius is not shown, so this label is misleading. 10114/10 Additional Comment — If your surveyor retains and corrects the setback line on Sheet 2 as discussed above to actually show a 7.5' radius, then this note may be retained. 3. 7/29/10 Comment —Note that all signatures on the final documents must be made in black ink. 10114110 Additional Comment —It was noted that blue ink was used on the signed copy that was submitted on October 12`". I originally included the comment for signatures to be in black ink because the Snohomish County Auditor's Office has very specific requirements for document recording, and 1 have heard that they do not accept any ink colors other than black. You may want to check with the Auditor's Office to see if blue ink is acceptable or use black ink when signing the revised documents to ensure that they will be able to record the documents when you make the trip up to their office. Please make the above changes and submit your updated recording documents to a Planner, Monday through Friday between 8:00 am and 4:30 pm.
