I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Retaining_ Walls: Please reduce the height of the retaining walls in the setback area to remain under three feet (measured from original grade). It appears that many of the walls are four feet in height (see page two of the drainage plan & retaining layout). Please be aware that for setback purposes, the height of retaining walls is measured vertically from original grade to the highest point of the uppermost rock. This figure cannot exceed three feet in the setback area (because it would then be considered a "structure" and would then need to meet setbacks). Please reduce the size to meet code. It the bottom wall measurement from original grade? If not, please clarify — if they are supporting a cut slope then it is possible that their height is less than shown. Please elaborate. Thank you for your cooperation. Please redline plans or submit two sets of revised plans/documents (affected sheets only) with a written response to each of the above items.
