Memo to Eng re civils.pdf MEMORANDUM Date:June 24, 2009 To:Jeanie McConnell, Engineering Program Manager From:Mike Clugston, AICP, Planner Subject: THUESEN SHORT PLAT (S-07-76) CIVILS REVIEW The following are my comments regarding the civil drawings submitted by Eric Thuesen for his short th plat at 509 9 Avenue North. 1) On Sheets 1 & 2, Lot 1 indicates that the garage on the parcel is a “garage under construction”. The garage is existing and should be indicated as “existing” on both sheets. 2) On Sheet 2, Note 3 refers to “the 2-lot short plat improvements” which should be updated to “the 3- lot short plat improvements”. 3) The vacated alley language from Ordinance 3729 (Exhibit A) does not appear to be included in the legal description on Sheet 1. 4) To be located in a setback area, the top of a retaining wall may only be a maximum of 3’ above original grade. While a number of ‘final grade/existing grade’ elevations are shown along the length of the southern retaining walls (Sheet 1), it is unclear what these numbers are referring to. Indicate if these are measurements at the proposed ‘top of wall’ or otherwise. Confirm that the top of wall in all cases is no greater than 3’ above original grade. Thank you.
