During review of the above noted revisions, it was found that the following information, corrections, or clarifications are needed. Please provide written responses to each comment as to how it has been addressed (support with code sections where applicable), and where changes can be found on the plans. Please submit revised plans/documents to Theresa Umbaugh, Permit Coordinator. Comments regarding revisions to Permit 2006-0845 1)Sheet A1.0A: a)Under “occupancy type inventory” revise B second floor occupancy to M as shown on the revised plans. b)Coordinate floor areas and occupant loads shown under occupant load calculations and on Sheet A1.04. c)Occupancy Chart is missing from the revised sheet noting the required fire separation between mixed occupancies. d)Remove office from description of work, since there are no proposed office suites noted. 2)On Sheet A2.01, clearly show the location and extent of the fire rated construction, including wall types and fire ratings. Add a symbol for smoke partitions and show where it applies. Fire separations including openings will be verified upon review of resubmittal. 3)On Sheet A2.01, Storage rooms 1 & 2 in Retail 3 are considered incidental uses and exceed 100 sf so must have smoke partitions. Please revise. IBC 302.1.1 4)Clarify the uses of space, access, walls, openings, etc. on second floor between Grids G&H/5&8 on Sheets A1.04, A2.1, & A2.1.1 5)On Sheet A2.0 call out the use of space and occupancy at Grid J/4 and note the door number from the schedule. 6)On Sheets A2.0 and A2.0.1, move the label for Space #4 within the walls of the space so there is no confusion. 7)Add dimensioned vertical grab bars to 1E/A2.3. 8)Clarify stair and floor elevation change at Grid H/3.5. There appears to be a 15” elevation difference, yet a stair with 10 risers is shown. 9)There is no longer any accessible ramp access shown to tenant space at J/4. Please revise plans. 10)It appears from the revised mechanical plans that you are planning to run the Type I exhaust hood ducts above the corridor lid. It is understood that the Type I hood exhaust will be part of the Tenant Improvement permit plans, however this needs to be worked out now to be sure corridors, occupancy separations and shafts will work as proposed. Fire dampers could not be installed in product conveying ducts such as kitchen exhaust hoods. Please provide construction sections/details showing how this will be done. The Type I hood ducts are required to be sloped (2% up to 75 feet, 8.3% when the duct exceeds 75 feet) and are required to have cleanouts every 20 feet. See IMC 506 for all Type I Hood system requirements. 11)Unable to find door 49 on the floor plans as noted on Sheet A1.0C. 12)Show revised accessible paths of travel on Sheet A1.04 using symbol on the legend. 13)Doors 102 and 103 in the 3 hour wall must be 3 hour rated (Sheet A2.1) revise door schedule. 14)Provide manufacturer’s information for 3 hour shutter door at fire wall. Note on the plans how it is activated. 15)Provide calculation on the plans per IBC 705.8 to show that the aggregate width of the openings in the fire wall do not exceed 25% for each floor. 16)During a site inspection by City Building Inspectors, it was found that the 3-hour fire wall is not constructed correctly and continuously in the field. It must be continuous from the foundation through the roof parapet extension with no horizontal offsets, and allow collapse of construction on either side without collapse of the wall. Provide accurate construction sections (that are coordinated with the structural plans) showing how the proposed 3 hour wall meets IBC 705. 17)Label glass block window 86 on Sheet A2.1 and revise on door/window schedule. 18)Provide a letter from the structural engineer (and calcs as needed) addressing the new shaft locations with regards to roof and floor diaphragms. 19)On Section 5/A4.1 between grids 5 & 6, label and clarify the subgrade structure below the vent shaft. Provide dimensioned construction detail showing rebar size/spacing, concrete strength, etc. 20)Provide detail of stair at dumpster area. Handrails are required on both side of the stairway. Comments regarding mechanical Permit Application 2008-0764 21)Once architectural plans show location and ratings of fire separations (item #2 above), revise plans to address penetrations of the fire rated assemblies. 22)Provide manufacturer’s information for proposed mechanical equipment. 23)Provide seismic anchoring details for mechanical equipment. 24)Provide State Non-residential Energy compliance form for the mechanical equipment.
