RE: PROPOSED PLAT OF SUNSET ACRES
THE PROPOSED PLAT OF SUNSET ACRES (H. V. ANDERSON, OWNER) HAS BEEN REVIEWED
BY THE UNDERSIGNED AS CITY ENGINEER, AND APPROVAL THEREOF IS RECOMMENDED, SUBJECT
TO THE FOLLOWING CONDITIONS:
A. PUBLIC IMPROVEMENTS TO BE PROVIDED BY THE DEVELOPER AS FOLLOWS:
(1) WATER SUPPLY: EXTEND 4/' CAST IRON MAIN FROM END OF EXISTING MAIN
IN THE PLAT OF SHARON CREST EASTERLY TO THE CUL-DE-SAC OF CAROL WAY$ AND INSTALL
ONE STANDARD FIRE HYDRANT, TOGETHER WITH VALVES$ FITTINGS AND APPURTENANCES AS
REQUIRED BY PLANS TO BE PREPARED BY THE CITY ENGINEER.
(2) STREETS: CONSTRUCT CONCRETE CURBS ON CAROL WAY FROM 10TH AVE.
EASTERLY TO AND WITHIN THE CUL-DE-SAC, AND PAVE WITH ASPHALTIC CONCRETE TO A
WIDTH OF 36 FEET THAT PORTION OF -CAROL WAY WITHIN THE PLAT, AND CONNECTION
THERETO FROM THE END OF PAVEMENT IN THE PLAT OF SHARON CREST. (IN THE OPINION
OF THE UNDERSIGNED, REQUIRING THE PAVING OF 10TH AVE. TO ONE-HALF WIDTH ALONG THE
WESTERLY SIDE OF THE PROPOSED PLAT AT THIS TIME IS NOT WARRANTED, IN VIEW OF
PRESENT STATUS OF ACQUISITION OF STREET RIGHT-OF-WAY, ETC. CREATION OF A STREET
IMPROVEMENT L.I.D. AT A FUTURE TIME WOULD APPEAR MORE DESIRABLE AND PRACTICABLE.
HOWEV€R, THAT PORTION OF MOTH AVE. RIGHT-OF-WAY LYING WITHIN THE PROPOSED PLAT
SHOULD BE GRADED AND GRAVELLED TO SPECIFICATIONS OF THE CITY ENGINEER.).
(3) SANITARY SEWERAGE, THE PLAT WILL BE SERVED BY SANITARY SEWERS
CONSTRUCTED UNDER L.I.D, 95 AND L.I.D. 97.
(4) DRAINAGE: DRAINAGE FACILITIES SHOULD BE PROVIDED IN ACCORDANCE WITH
DRAINAGE PLAN TO BE APPROVED BY THE CITY ENGINEER.
