OTTO SCHURLE, AND E HAVE GONE OVER THIS MATTER BOTH PRIOR TO OUR ORIGINAL SUBMISSION AND WITHIN THE LAST TWO DAYS AND WISH TO OFFER THE FOLLOWING ITEMS THAT DETERMINED OUR PLAT DESIGN; 1. PRELIMINARY CONFERENCES HELD WITH THE FEDERAL HOUSING AD- MINISTRATION PRIOR TO MR. SCHURLE'S PURCHASE OF THE PROPERTY INDICATED THAT THEY WOULD ACCEPT F.H.R. VALUATIONS OF THE PLAT PROVIDING NO LOTS FACED OR ABUTTED UPON THE CEMETARY PROPERTY. LOTS WITH BACKYARDS ADJACENT WOULD BE ACCEPTABLE PROVIDING A SITE SCREENING WAS PROVIDED (SUCH AS A FENCE, ETC.). THE DOUBLE FRONTAGE ON LOTS 3 THROUGH S WOULD BE ACCEPTED DUE TO THE STEEPNESS OF GRADE ADJACENT TO 9TH AVE., ALTHOUGH THIS IS NOT GENERALLY ACCEPTABLE TO F.H.A. ALSO, 9TH AVE. BEING CONSIDERED A MAJOR ARTERIAL SHOULD:.NOT_HAVE GARAGE ENTRANCES ABUTTING. 2. IF CORONADO AVE. WAS TO CONNECT WITH OAK STREET IT WOULD GRANT ACCESS FROM THE SOUTH WHICH WE HAVE NO PARTICULAR OBJECTION TO FROM A TRAFFIC STANDPOINT EXCEPT THAT THE VALUATION OF THE LOTS ON THE SOUTHERLY 2 OF THE PLAT WOULD BE AFFECTED DUE TO THE SALES PROBLEM OF POTENTIAL CUSTOMERS PASSING THE CEMETARY. 3, THE ACCESSABILITY OF TRAFFIC APPROACH ON TO 9TH AVE. FROM OAK STREET IS VERY BAD DUE TO A STEEP GRADE AND DIFFICULT LEFT HAND TURN. 4. ALTHOUGH IT IS TECHNICALLY POSSIBLE TO OBTAIN 18LOTSRATHER THAN 17 AS SUBMITTED WE FELT THAT THE COST OF ADDITIONAL UTILITIES AND THE REDUCED LOT VALUATION WOULD FAR OUTWEIGH THE SALES PRICE OF ONE LOT.
