Please submit three (3) sets of revised plans/documents with a written response to each of the items below to an Engineering Technician. Our offices are open M-F (closed Wednesdays) from 8am-4:30pm. City of Edmonds handouts and standard details can be referenced on the City website under Development Services Department, Engineering Division. GENERAL 1. Please provide an itemized cost estimate for both on -site and off -site (right-of-way) improvements, including traffic control. o A bond is required to be placed for all right-of-way improvements. The amount of the bond will be based on 120% of the City approved estimate for all right-of-way improvements. The City will inform you of the appropriate bond amount after review of the cost estimate. Bond forms can be obtained from Conni Curtis - 425-771-0220 or curtis@ci.edmonds.wa.us o If you intend to post a bond in order to record the subdivision, the bond amount will be based on the entire scope of the project. o Inspection fees for this project will be calculated at 2.2% of the 120% City approved estimate for all improvements. 2. Please submit a traffic control and haul route plan for review and approval. Individual plans shall be provided for all elements of work to be completed both in 92" d Ave W. 3. An $860 civil plan review fee is due at the time of re -submittal. Sheet 1— SITE DEVELOPMENT PLAN 1. Show location of fire/aid address sign. 2. Show post office approved mailbox location. 3. City records indicate 30' of right-of-way from ROW centerline to the east at this location. The Frontage Improvement Section Detail provided on Sheet 3 shows 30', but this sheet only shows 20'. Please provide additional information to the City supporting the right-of-way lines shown on the plans or revise the plans accordingly. 4. Where details have been provided in the plan set please make reference to each detail number and the plan sheet. Where details have not been provided, please reference as "per City detail Ex.x". 5. AC Berm & Transistion ramps have been called out for at each end of the proposed sidewalk. The standard detail referenced is for an asphalt walkway. The City does not currently have a detail for the transition ramp. Please state that the ACP transition ramp shall be constructed with no more than a 1: 12 slope. 6. Please include standard detail E2.8 Curb and Gutter in the plan set. 7. Curb and gutter alignment should be shifted to the east to align with the storm manhole grate instead of placing a jog in the curb and gutter. 8. The plans indicate a sawcut at 10' RT and placement of face of curb at 12'. This would only allow for a 1' wide asphalt patch between the new gutter and the existing asphalt edge. Please revise to allow for a minimum of 2'. 9. Please reference the frontage improvement cross section shown on Sheet 3. 10. See also comments under item #1, Sheet 3. 11. Please reference standard detail E2.6.1 for the driveway turnaround as it is a more accurate representation of this site. 12. Clearly indicate the Existing 5' storm line easement as being a City easement. 13. The proposed block retaining wall cannot be located within the storm easement. 14. The plans callout for an existing storm stub to the property to be capped and abandoned. Please note on the plans that the pipe shall be abandoned at the storm manhole. 15. Show the location of the new driveway, providing access to a parking area, on Lot 1. Parking for a minimum of 2 vehicles must be provided. 16. Indicate which portions of the existing concrete driveway for lot 1 are to be removed. 17. Provide a Construction Sequence as follows: a. Contact the City of Edmonds, Engineering Division to schedule a pre -construction meeting prior to work start and for all required inspections 24 hours in advance at 425-771-0220, ext. 1326. b. Call for utility locates prior to work start c. Review ESC notes d. Flag clearing limits e. Install and maintain ESC devices and provide dust control as needed. f. Perform grading activities g. Stabilize exposed areas h. Install all utilities i. Remove ESC devices once site has been permanently stabilized Sheet 2 — SWPPP, GRADING AND SEWER/WATER PLAN 1. Please "grey out" notes that are not pertinent to this plan sheet, such as driveway and frontage improvements. Show all pertinent items in bold line type, including the 15' BSBL and 30' reduced buffer line. 2. Please show the location of the required split rail fence. 3. Please show the existing rockery that is to be removed. 4. Place a note on the plans to: Contact City of Edmonds Public Works Dept. to TV existing sewer lateral for approval to reuse. If approval is not given, the contractor will be required to replace the lateral to the main. Page 2 of 3 5. Indicate typical placement of filter sock CB protection and reference E1.3/sheet 3 6. Reference detail E1.2/sheet 3 for the construction entrance. 7. Reference detail E1.1/sheet 3 for the filter fence. 8. Please show the overflow for the sediment trap. 9. A cleanout is required on the sanitary sewer line every 100 feet. Please revise the plan accordingly. 10. Please note the requirement for a 6" cleanout at the property line and add a reference note that the detail is on sheet 3. 11. Please add a note to the plan that states minimum water and sewer separation shall be 10' 12. Restrictor Detail: • The manhole cover shall have a slotted drain lid. Please note requirement. • Ladder steps shall be polypropylene • For clarity in viewing the plan, profile and this detail, it would be helpful if this detail were flipped to match the pipes/direction of flow. Sheet 3 — NOTES & DETAILS 1. Frontage Improvement Section: • Please number this cross section detail and reference on sheet 1. • A minimum 2' ACP patch is required between the existing edge of pavement and the new gutter. Please revise the plans accordingly. • Please indicate actual 92" d Ave W pavement width. Face of curb shall be placed at a minimum of 12' east of the center of pavement with allowance for two 12' lanes on 92°d Ave W. 2. Shared Driveway Section: • Show the location of the retaining wall in this section. 3. General Notes: 1. Please reference 2008 or current edition of WSDOT standard specs. 2. Inspections shall be requested 24 hours in advance. STORM WATER ENGINEER COMMENTS 1. Please see attached Plan Review Comments from Blaine Chesterfield, Storm Water Program Manager, dated January 3, 2008.
