pln20080046-Engineering-Final_Plat-memo.pdfCITY OF EDMONDS ENGINEERING DIVISION Date: June 26, 2014 To: Michael Clugston, Associate Planner From: Jeanie McConnell, Engineering Program Manager Subject: PLN20080046, Shoreshire - Final Plat 24223 76th Ave W — 7 Lot Plat The Engineering Division has found that the subject 7-lot plat meets the requirements established for civil subdivision improvements in accordance with Edmonds Community Development Code (ECDC) 20.75. The Hearing Examiners Decision, which provided preliminary plat approval, was issued on October 15, 2008 and included engineering conditions of approval in Exhibit 13. Civil construction plans were submitted to the Engineering Division on October 25, 2012 consistent with the conditions of approval and ECDC 20.75.120. The plans were approved for construction on April 22, 2013. While most of the improvements have been installed and inspected, the plat construction has yet to be completed in it's entirety. Consistent with ECDC 20.75.130, a performance bond has been posted as surety that these improvements will be completed within 12 months following recording of the plat. The performance bond was submitted by the developer and accepted by the City on June 14, 2013 reflecting the total cost to construct all required improvements in the amount of $421,862.64. As a condition of development the subject plat will dedicate a public street to the City of Edmonds designated as 243rd Pl W. In addition, a 15-foot wide public sanitary sewer utility easement will be granted to the City of Edmonds. These elements were reviewed by the Council's Planning, Parks and Public Works committee on April 8th and will be officially accepted by the City when Council approves the Final Plat resolution.
